The apartment is located on the southwest side of Dornacher Park. It occupies the attic of a semi-detached house (E + 1 + D) with a height of up to almost four meters. It is lit by a glass structure with sun protection in the stairwell and is heated via underfloor heating (district heating); all floors are designed without thresholds and paved with porcelain stoneware.

In detail, it consists of:

• Entrance on the first floor with a staircase to the attic, wardrobe;

• Kitchen, with all appliances built-in (refrigerator, oven, ceramic hob, dishwasher, extractor hood), renewed in September 2025; as well as a microwave, kettle, toaster, and coffee machine, plus its own roof window with an electric shutter;

Dornach is a district of the municipality of Aschheim, located directly east of the gates of Munich. The district has about 1,700 inhabitants (as of 05/2026).

The village borders the Munich-Riem district, with which it shares a common S-Bahn stop (Munich-Riem / Dornach) as well as a common motorway connection (A 94 Munich-Riem – Neue Messe).

Although Dornach is part of the municipality of Aschheim (overall about 18,500 inhabitants as of 05/2026), which is located roughly 3 kilometers northeast of Dornach, it is strongly oriented toward Neue Messe Munich. Dornach’s commercial area is called Expo-Gate Munich-Dornach.

The village greatly benefits from the infrastructure of Neue Messe Munich (e.g., U-Bahn station Messe-West, shopping center Riem-Arkaden), from which it is separated only by the A 94 motorway and the Munich – Mühldorf railway line.

In the commercial area Expo-Gate Munich-Dornach, located at the S-Bahn stop, you will find global companies such as Babybel, American Micro-Devices, and Ingram Micro, as well as ATRUVIA (formerly FIDUCIA, the data center of the Bavarian cooperative banks). Daily needs can be met by a grocery store (REWE), a beverage market, a drugstore (DM), and a discount supermarket (LIDL).

An extensive range of services is also available in the nearby Riem-Arkaden and in the main town of Aschheim;

Directly in Dornach, several restaurants range from “traditional” to “upscale”; in Munich-Riem and Aschheim there are numerous additional restaurants.

The municipality offers a diverse cultural and leisure program.

A city bus runs every 10 minutes to the S-Bahn station Riem - Dornach and further to the U-Bahn stop Messe-West, and in the other direction to the S-Bahn station Heimstetten. A bus stop is located very near the apartment.

All additional costs and ancillary charges are included in the stated monthly rent (electricity, heating, radio and TV fees, internet).

Thus, the gross rent of the apartment, including the garage and all ancillary costs, amounts to €1,362.00, which also includes one monthly cleaning of the kitchen and bathroom (1 hour = €25).

The rental period is at least 6 months; otherwise, it is open-ended with legally regulated termination options.

Charging of electric cars is not possible, not even nearby.
