The offered fully furnished maisonette apartment was built in 2005 as a roof conversion onto an existing multi-family house. It is located on Pflugacker Street, set back from the road and separated from it by an area with parking spaces (see the aerial image, where the apartment and the parking space are marked in yellow).

The living area faces west, with a view of tall trees belonging to a park through which a small walking trail runs. From early afternoon until the evening, the sun shines on the loggia, which can be accessed directly from one of the rooms as well as from the living room (one of the images shows the view of the apartment from the west, with the loggia indicated as an orange rectangle).

The view under the roof ridge and onto the open gallery creates a special sense of space, giving the impression of living in one’s own “house.”

The open gallery is reached from the living room via an open staircase made of solid pine wood. Two large roof windows allow plenty of light to pour in. It is suitable as a sleeping or working area – cable and network connections are available.

The lighting fixtures in the apartment are partly controlled by motion detectors and many are fitted with dimmers, so that the individual areas can always be illuminated as needed by the resident(s).

The apartment features high-quality thermal insulation, insulated plastic windows (facing west and equipped with electrically operated shutters), as well as a gas central heating system. The apartment spans two levels ("maisonette apartment").

Eidelstedt is a district that offers green spaces and tranquility while at the same time providing excellent transport connections. The apartment is located only about 400 meters from the Hamburg-Nordwest motorway junction, which connects the federal motorway A7 (Flensburg – Füssen; E 45) with the federal motorway A23 (West Coast Motorway). Lower Level:

From the entrance, you enter the hallway from which, to the left, branches off a small room (approximately 11 m², marked as “sleeping” on the floor plan). From this room, you can access a walk-in closet and, directly through a glass door, the approximately 4 m² loggia.

Continuing from the hallway to the right through a sliding door, you reach the approximately 13 m² kitchen with fitted appliances and a dining area.

To the left, the hallway opens into the 20 m² bright living area with two dormer windows and also a glass door to the loggia.

Before entering the living area, a natural wood staircase leads upward to the gallery.

The living area is open to the roof and the open gallery above and features a generous seating area along with equipment for entertainment electronics.

From the living area, you can access the bathroom, which—besides the toilet—includes a luxury shower cabin with a bathtub, steam bath, massage, and whirlpool functions as well as a washing machine.

Upper Level / Gallery:

Via the natural wood staircase with a landing, you ascend from the living area to the open, spacious gallery, which, although it has 17 m² of formal living space, appears much larger due to the sloping roof (the floor area is almost 30 m²).

It features two large roof windows with electrically operated shutters that flood the room with light and can darken it when needed.

Along the living area, extending up to the roof ridge, the gallery is bordered by a cozy, open solid wood railing.

The large, open area is also equipped with network, cable television, and audio connections.
