It is a well-maintained eight-family residential building in which exclusively one- and two-person households live, making it a very quiet home. Since the basement houses the storage rooms and the washing machine placement room for tenants’ own washing machines, the attic—which is part of the communal areas and is located above the apartment on the third floor—is not in use. Therefore, no footsteps can be heard from above. Each apartment comes with its own separate rental basement room. The modern central gas heating system also provides hot water, which is measured by separate hot water meters so that each person only pays for what is actually consumed. Energy guzzlers like instant water heaters or under-counter water heaters are not present, as the hot water supply is already included in the heating costs. The building features an insulated exterior facade, and the attics are fully insulated as well, ensuring that the apartment remains pleasantly temperate in both winter and summer and achieving very good energy consumption ratings. The front door was replaced some time ago to conserve further energy, and the apartment entrance doors in all units of the building will also be renewed later this year.

The building at Rathausplatz 28 is located on the corner of Moltkestraße, directly across from the tax office and diagonally opposite the former post office in Hattingen. This is where the pedestrian zone of Moltkestraße begins, from which all of the shops in central Hattingen can be reached quickly on foot. In addition, the S-Bahn stop for trains to Essen and the bus station at Reschop—which provides bus and tram connections to Bochum and the neighboring cities—can be reached in a 10-minute walk. Behind the building there is a small garden, accessible through a courtyard door, which is jointly used by the residents of this building and the neighboring building at Moltkestraße 3. This garden is enclosed by a wall and is accessible and usable only by the residents of the two buildings. It is quiet, green, and yet completely central.

The bathroom was completely modernized some time ago and renewed in every aspect. It features a window, a bathtub, a separate shower, a toilet, and a sink. The sanitary fixtures are in white, with wall tiles that have light veining and a continuous blue tiled trim. Thus, the bathroom is equipped with modern tiles, fittings, and natural daylight. All rooms are separately accessible from the hallway. Adjacent to the bathroom is the separate kitchen; ahead of it is a small dining or study room, next to which is the living room, and toward the front right is the bedroom with access to the balcony. In some cases, however, the living room has been set up as the bedroom and vice versa, meaning these two rooms are flexibly usable. The study is not suitable as a children’s room since it is too small for that purpose; it is ideally suited as a home office because it is a separate room with its own door and window. Although this is an attic apartment, there are no sloping ceilings in the bedroom and hardly any in the other rooms, providing plenty of space for furniture—especially since the entire attic floor is located above the apartment.

The balcony faces the garden side and receives sunlight from the morning until noon (i.e., it has an east-south orientation). The apartment is very quiet, particularly because no one lives above it. The study has been fitted with a new Velux window. The other windows in the apartment are standard plastic windows with insulated glazing, and the bedroom features a plastic balcony door system with insulated glazing. Thanks to the many windows in every room, the apartment is bright and very cozy, with few sloping ceilings (for example, the bedroom has none), allowing all the furniture to be arranged easily.

At the tenant’s request, the kitchen shown in the pictures can be kept. The laminate floors can also be retained.

Keeping a dog in the apartment is not permitted.

The additional costs are calculated for one person. If the apartment is occupied by two people, these costs increase by €20 per month, as water charges and waste disposal are calculated on a per-person basis.
