Mass viewings as well as intrusive brokers are absolutely unwanted!
The relatively new and high-quality bungalow is offered discretely and seriously – without brokers – directly from private to private.
According to current plans, the earliest possible handover with free occupancy would be on September 1, 2026 (October 1, 2026) or by arrangement – empty, partially furnished, or fully furnished.
This is a classic bungalow with a hipped roof; it is rectangular in shape, painted white, with a terracotta (not concrete) roof in anthracite. It features a south-facing PV system with 6.25 kWp and a 5 kW storage unit (installed in May 2025 and upgradable by a specialist if needed).
The property is situated on a corner plot with street frontages to the south and west, offering unobstructed views along with full sun and abundant light through three large double, floor-to-ceiling south-facing windows and one on the west side.
The building was completed in May 2022 and was occupied from June 1, 2022.
If you compare the prices with other properties, please note that this property probably has a more solid specification than most!
Due to the applicable noise protection regulations related to BER, no wooden-beam ceiling was installed—instead, a concrete ceiling was used (at an extra cost of approximately €20,000). The exterior masonry (as well as the load-bearing interior wall) was built with 17.5 cm high-compression sand-lime brick plus insulation.
The remaining interior walls are in 10.5 cm sand-lime brick (extra cost approx. €7,000 – not cellular concrete or drywall!). The windows in all rooms—living room, dining kitchen, bedroom, office, guest room—are equipped with enhanced sound insulation (extra cost approx. €7,000) (this does not include the front door, the utility room, or the bathroom). (According to noise protection regulations, bedrooms are typically not required to have soundproof windows because of a night flight ban!)
All windows are burglary-resistant (extra cost approx. €2,000) plus there is an exterior anthracite finish (extra cost approx. €2,000).
Following the recommendation of the noise protection expert, no roller shutters were installed; instead, darkening curtains are used inside.
The bungalow meets the KfW 55 standard and is heated by a heat pump through underfloor heating, which also provides hot water.
Initially, my total annual electricity consumption was about 4,000 kWh.
However, due to the acquisition of a PV system with storage in 2025 plus a hybrid car, the current consumption figures are no longer representative.
The open kitchen with dining area and living room is spacious and open, facing south and west, and features three large double floor-to-ceiling windows—bright and energy-saving.
The large bedroom (approx. 20 m²) faces south and east, with one small window on the east side and one large, double, floor-to-ceiling window on the south side.
A third, smaller room faces northeast and is currently used as a guest room.
A fourth, smaller room faces northwest and is currently used as an office.
The functional bathroom includes a level-access shower with a glass partition and a large bathtub (180 cm x 80 cm) with thermostats plus a spacious washbasin.
The fitted kitchenette is practical and comes with a built-in sink, dishwasher, refrigerator with freezer compartment, extractor hood, as well as a 5-zone induction cooktop and oven.
The ceiling height is 2.52 meters, with door passage heights of 2.10 meters.
If desired, the open kitchen can later be separated from the living area by installing a door and a (glass) partition.
The design of the bungalow—inside and out in terms of color and layout—is modern and matter-of-fact.
Floor coverings include tiles and pre-finished parquet.
The location in the Blankenfelde district – part of the overall municipality Mahlow-Blankenfelde – in the so-called Komponistenviertel is central. All important facilities such as schools, doctors, bakeries, supermarkets, etc. are only a few minutes away on foot or by bicycle.
An S-Bahn station (line S2) as well as a RegionalExpress (RE) station are available. With the RE, it is two stops to Berlin-Südkreuz, four stops (21 minutes) to the main train station, and in the other direction only one stop (9 minutes) to BER! It is about a 15-minute walk to the station, or reachable by bicycle or car (with Park & Ride parking available directly at the station).
As the crow flies, the distance to Berlin’s southern outskirts – Lichtenrade – is approximately 4 km.
By car, depending on the time of day and traffic conditions, it takes about 30 to 60 minutes to reach the Bundestag/government district.
The bungalow was estimated to be worth €643,000 in March 2025. Subsequently, the PV system with storage was installed and put into operation in May 2025 at a value of approximately €13,000 by a regional specialist company. The usual warranties still apply for both the PV system and the heat pump. Maintenance can be continued by the original specialist companies if desired.
An energy certificate is available (see pictures/attachments, valid until 2033).
All documentation is available and can be handed over.
The modern fitted kitchen, finished in ash/white/anthracite colors, is to remain installed (included in the price).
Additional items such as furniture, cabinets, shelves, as well as dishes, pots, a coffee machine, washing machine, large refrigerator, and lamps can be taken over upon request/negotiation. All electrical appliances (including the LED lamps) were rated A+ or better at the time of purchase (efficiency classes do change frequently).
The outdoor landscaping—the garden—has been deliberately designed in a slightly “wild” style (i.e. no ornamental lawn with a mowing robot). A desired redesign could certainly be achieved with a manageable effort.
Plants: There is still some original planting – a large rhododendron, three fruit-bearing pear trees, a blackberry hedge, and a large fruit-bearing cherry tree – plus partial new planting, such as a hedge, flowers, shrubs, and fruit trees (which will need some time to mature).
