You can reach this well-designed 3.5-room apartment of approximately 90 m² via two elevators that were completely renovated in 2023/2024. Thanks to its location on the top floor, you won’t have anyone walking over you, and you can hardly hear any noise from the neighbors.

Through the spacious hallway – where a large mirror further amplifies the effect – you gain access to all the rooms of the apartment, which was last renovated in 2014. The floors have been newly laid with laminate, while the bathroom, WC, and kitchen feature new floor and wall tiles.

Both the bathroom and the WC (each located internally with a non-powered exhaust system) were superbly remodeled by a specialist in 2015. They now include a large shower with a glass partition, splash guard, and rain-shower function, a washbasin with base cabinets, a washing machine connection, a towel radiator, and fittings (all by hansgrohe).

Two storage rooms provide ample space for storing household items and groceries as well as serving as a cloakroom. The bedroom can accommodate a large double bed, a dresser, and a 4-meter wardrobe, and it also offers access to the nearly 30-meter-long, approximately 1.2-meter-deep balcony. This balcony stretches along the sunny south side and the west side, where you can enjoy the afternoon and evening sun with a drink until sunset. A concrete wall, which heats up during the afternoon, provides several pleasant hours of back warmth in the summer. In the morning, you can enjoy the shade on the west side, while the south side is comfortable in the afternoon.

The spacious living room, which formerly combined the functions of a living room and a children’s room (and can accordingly be reverted), boasts a huge panoramic window with a balcony door. In 2015, all windows were replaced with triple-glazed Weru plastic windows, representing another individual improvement of the overall building’s energy certificate (which already rates very well with a “D”).

The west-facing kitchen also features a balcony door. The kitchen unit, dating from 2015, is included in the purchase price. Also facing west is a children’s room, which was most recently used as an office (complete with telephone and cable connections), thereby completing the living experience.

To be completely transparent with prospective buyers before the viewing, here are a few additional notes regarding potential “flaws”: This is a residential unit within a building of 65 units. While you can engage with the neighbors, it is by no means necessary – most neighbors are exceptionally friendly and helpful, as evidenced not only during Corona but on a daily basis. The 12th floor is realistically accessible only by elevator, particularly after shopping (although the staircase can double as a fitness center).

I personally had planned the following improvements (if I hadn’t moved in with my partner): replacing the laminate flooring with high-quality vinyl flooring, exchanging the entrance and interior doors for panel or glass doors, removing the unnecessary door frames in the living room and kitchen (which would create an even more open feel), and installing a double door with storage compartments in storage room 2.

The current monthly maintenance fee is 583 euros, which includes heating, hot water, and a maintenance reserve (the condominium meeting is currently discussing a façade cleaning with a fresh coat of paint; on the advice of the very forward-thinking property management, funds are already being saved to avoid special payments later), as well as a (part-time) caretaker (covering building services, cleaning of the staircase, entrance, and outdoor areas).

The building is located in a quiet area of Wuppertal-Elberfeld (Uellendahl), surrounded by plenty of greenery. In the adjacent shopping center you will find, among other things, a hairdresser, a small pub, a kiosk, a pharmacy, and two doctor’s offices.
