The rooftop terrace apartment for free spirits and individualists is located on the 4th and 5th floors of the side wing of a typical old building in Berlin. It is very quiet and both the generous window areas of the apartment and the open side of the terrace face south, ensuring brightness and light throughout the year.
In summer, a tall plane tree in the courtyard provides its beautiful play of shadows, and in winter, once it has shed its leaves, the winter sun can flood both the living space and the terrace unhindered. The apartment and terrace can be reached either directly via the stairwell in the side wing or via the elevator in the main building with a connecting corridor to the side wing.
The living area of the apartment amounts to 35 sqm. This corresponds to the basic area of the rooftop terrace, which lies directly above the apartment. Within the roof structure of the building the terrace includes a hallway and a high-quality fitted bathroom complete with water and electrical installations.
Thus, the official total living area of the rooftop terrace apartment is 52 sqm (35 sqm plus a 17 sqm half-credit for the terrace).
According to my calculation, the entire rooftop terrace apartment has about 72 sqm of usable space in total – 35 sqm of apartment plus about 31 sqm for the terrace (see floor plans – the terrace’s usable area is somewhat reduced due to the structural conditions of the building with the sloping ceilings and chimney ducts on the 5th floor), plus an approximately 6 sqm (dry) basement in the rear building.
The floor plans provided here approximately reflect the true proportions and dimensions.
The building does not have any excessive need for refurbishment – all of the riser pipes together with the heating system were completely renewed by the homeowners’ association just last year.

The apartment is located in the popular Berlin district of Prenzlauer Berg/Pankow near the "Stargarder-Kiez", one of the city’s best residential areas. The surroundings combine quiet living with urban life and offer numerous cafés, restaurants, and shopping opportunities with excellent infrastructure.
Thanks to its proximity to the S- and U-Bahn station Prenzlauer Allee as well as to tram and bus lines, there is excellent access to the city center and other parts of Berlin.
The beauty lies in the successful mix of a quiet location in an original residential area with walking distance to urban life.
The apartment is located right on the edge of the Berlin S-Bahn ring, and is thus, both energetically and in terms of traffic, already oriented toward the northern Berlin outskirts. This makes the drive out of the city significantly easier, which is an advantage not to be underestimated in view of the areas prone to congestion during rush hours within the Berlin S-Bahn ring.
Right behind the original wooden entrance door in "Berlinerblau" on the 4th floor, a spacious hallway opens into the apartment, from which first the open-plan kitchen and then the separate WC branch off. At the head of the apartment, the hallway opens into the living/working/bedroom.
The bathroom consists of a converted pantry that can be accessed from the kitchen. It is tiled with dark gray slate and equipped with a shower over the bathtub. The bathroom and WC are aligned in a row and are connected by an opening, so that both rooms have natural light. An opening of the bathroom towards the kitchen or even the living room would be conceivable.
The entire apartment features generous ceiling heights with rounded wall transitions in the Art Deco style. With the exception of the terracotta-tiled stove area in the kitchen and the tiled bathroom, the flooring throughout the apartment consists of sanded and oiled wooden boards.
The spacious living room is roughly square and pleasantly arranged. In the northwestern rear corner, there is the possibility of installing a fireplace. The chimney duct has been expertly opened up by the chimney sweep up to that point and extended on the rooftop terrace with a stainless steel chimney. Thus, there is nothing to prevent the installation of a cozy fire feature – which, based on experience, significantly enhances the sense of well-being during long Berlin winters (and offers some security regarding heating during crises).
The apartment offers many design possibilities – for example, an internal staircase to the rooftop terrace on the 5th floor directly above the apartment would be conceivable.
The terrace has the charm of a nature-like island of open space above the city’s rooftops. It has its own access via the stairwell. Unlike the other rooftop terraces in the building, it is not exposed on the roof surface but is surrounded on three sides – north, east, and west – by building walls. It opens to the south, limited by a wrought-iron railing, to the building’s inner courtyard. Thus, it is not overly exposed to the weather and is usable year-round.
Within the given building canopy, it includes a small hallway and a tastefully newly installed bathroom with a shower over the bathtub, a washbasin, and a WC. The hallway opens via a sliding door into a generous outdoor terrace area, which is approximately half covered. This makes the terrace ideal both for relaxed outdoor living as well as for taking shelter in the shaded and rain-protected area in any weather. The covered area is designed as storage space for garden furniture and can be used in a variety of ways. On its south-facing roof area, there is room for several solar panels. Thus, there is nothing to prevent the installation of a small or even larger balcony power plant – with sufficient battery storage, it would even be conceivable to supply the entire apartment with electricity autonomously. The terrace is supplied with electricity and water from the apartment. It has its own electrical circuit and its own electricity and water meter.

In my view, the wooden floor should be sanded and re-oiled (the basic substrate is very good).
The radiators would benefit from new thermostats, the bathroom from a fundamental redesign (for example, in the form of a barrier-free shower area), and the kitchen from a new stove and a new washbasin setup (wall-mounted faucet).
The hallway and bathroom of the rooftop terrace were only newly installed last year and are up to date.
