Limbach is located in the northern part of Baden-Württemberg, in the southern (Badish) part of the Odenwald, in the Rhine-Neckar metropolitan region, in the UNESCO GEO-PARK Bergstraße-Odenwald, in the Neckar Valley-Odenwald Nature Park, at an elevation of 273 to 548 meters above sea level in the Buntsandstein region.
The two-story, basemented residence was planned in 1938 by the architect Otto Ackermann from Walldürn (father of the architect Rolf Ackermann, Mosbach) and was built in 1939/40.
The client was the merchant Robert Messer from Frankfurt, who, together with his family, lived in the building until the late 1950s. Robert Messer was the brother-in-law of the Limbach manufacturer Richard Bopp (Badenia Lampshade Factory, builder of the “Villa Bopp”).
Mr. Bopp provided his brother-in-law with a portion of the “Villa Bopp” property for the construction.
The hipped roof residence was built roughly at the same time as the “Villa Bopp” in the same architectural style. The style, featuring two fully visible stories and a horizontal roof overhang, contrasted with the typical gabled roof constructions commonly seen in Limbach. As a result, this building in Limbach colloquially acquired the addition “Villa.”
In 1959, the residence was purchased by the dentist Heinrich Busch, from whose name the “Villa Busch” was derived, and his family lived there until the mid-1990s.
In 1960, a single-story, non-basement flat structure was added to the residence, and in 1964 a single garage was erected.
In the flat structure—which integrates architecturally with the main building, featuring a southern flat-roof extension originally built in 1939/40—Mr. Busch set up his dental practice, which he operated until the 1990s.
The current owners initially intended to undertake a comprehensive renovation of the building and create three apartments. The plan was to subdivide the residence into two apartments and convert and repurpose the dental practice into one apartment.
The “Villa Busch” property borders directly on the Limbach nursing home.
