The apartment impresses with an ideal layout, bright living areas, and two balconies that offer additional living comfort and plenty of space for sunny hours. The property is located in a quiet, green residential area in Im Augrund in Ebersberg and is perfect for couples or families.
A staircase constructed from glass and metal and a covered walkway provide access to the apartment on the first floor.
From the entrance hall, you can reach the white-tiled guest bathroom with a window, shower, toilet, and washbasin. On the other side, the kitchen is situated. It is fitted with a built-in kitchen that includes, among other things, a ceramic hob, oven, dishwasher, microwave, stainless steel extractor hood, and refrigerator. In 2017, the kitchen was opened up towards the living room.
The heart of the apartment is the spacious living and dining area with direct access to both balconies, each offering views of the greenery. Large windows and floor-to-ceiling doors ensure plenty of daylight, brightness, and a pleasant living atmosphere. A fireplace stove in the living area enhances the cozy ambiance.
A small hallway with a storage room connects the two bedrooms with the bathroom in between. The bathroom is finished in white and is equipped with a bathtub, washbasin, toilet, and towel radiator.
Both bedrooms have a good layout and offer plenty of space for large wardrobes. Additionally, the larger room provides access to the south balcony. The living room, both bedrooms, and the connecting hallway have been fitted with high-quality wooden parquet flooring.
Since the apartment features an electric underfloor heating system – individually controllable via room thermostats – the heating costs are directly billed by the electricity provider. This method avoids expensive repairs, maintenance, CO2 charges, and supply shortages during crises.
To the south in Im Augrund, a new construction project is underway. However, the apartment itself is not affected by the surrounding residential development (e.g. there is no shading).
The attractive town of Ebersberg, with about 12,100 inhabitants, is located approximately 30 km east of Munich on the southern edge of the Ebersberg Forest, which is the largest contiguous forest in Germany. Numerous hiking trails invite you to take a stroll, for example along the monk-created chain of ponds and to the family-friendly Klostersee outdoor swimming area.
Ebersberg is a modern and lively town with a high quality of life and a strong influx of new residents. The old town, featuring a picturesque Marienplatz and a town hall dating back to the 16th century, invites you to shop and linger. This is complemented by the new shopping center "E-Einz," which includes many shops and a large parking garage right in the town center. In the district town, you will find numerous authorities such as the tax office, vehicle registration office, and district court. The extensive infrastructure—which includes primary and secondary schools, a middle school, an adult education center, a music school, kindergartens, nurseries, after-school care, and a library—particularly attracts young families. Two high schools can be attended in neighboring towns. The district hospital and a broad range of specialist medical services ensure optimal healthcare. The cultural scene is also very diverse, with the "Old Cinema" and the "Old Warehouse" serving as venues for small-scale arts and the Klosterbauhof acting as an open-air theater, in addition to numerous markets, the folk festival, a carnival parade, midsummer celebrations, and much more. The southern bypass reduces through traffic in the east-west direction. With the S-Bahn (S 4), you can reach Marienplatz in Munich in about 40 minutes. The DB railbus "Filzenexpress" connects you to Wasserburg, or to Munich and Rosenheim with a change in Grafing. The B 304 provides a fast connection between Munich and Wasserburg. The next access to the A 94 is approximately 12 km away, and the airport is 45 km distant.
Out of consideration for the owner's privacy, no interior photos of the apartment are available. For further information, please feel free to contact by phone or email. A viewing can be arranged on short notice.
