Very high quality of life – Glashütte is one of the most desired residential areas in Norderstedt, especially for families. The area impresses with a “village-like” atmosphere complete with plenty of greenery, excellent infrastructure, and fast access to Hamburg (5 minutes).

Not only is the location superb, but the micro-location is perfect. There are no high-rise buildings, many single-family homes, equestrian centers/animals, great paths for long walks in the greenery, and no busy streets.

We searched for a long time to find a 3-room apartment in such an excellent location.

All the furnishings (nearly everything you see in the photos) can be taken over for only €10,000 and are already included in the stated price of €295,000. The apartment would then be ready for handover at short notice and immediately move-in ready.

Since we are moving to my wife’s hometown and require liquidity for the purchase of another property there, we prefer buyers who take over everything.

One must not forget the costs for assembly and installation, deliveries (some items were transported by freight, etc.), and the endless planning time (e.g., perfect dimensions for built-in wardrobes, which appliance fits the uniform kitchen fronts, special hinges, and other detailed solutions). Currently, there are no comparable properties in this preferred micro-location. Realistically, a value/square meter price of approx. €5,500 (due to the modernization) applies, which for 62 m² means €341,000 without furnishings or €351,000 with furnishings. We believe this value is realistic if one were to install new windows (approx. €7,500) and optimize a few details as well as have the walls repainted by a painter. All walls and the entire ceiling have already been spackled with high-quality material and are free of wallpaper, but they are not perfect. However, we no longer have time for that because we already have another property for which we require liquidity (in my wife’s hometown). Therefore, we are selling for a fair €295,000 including furnishings.

When comparing prices, please always consider the micro-location (e.g., no high-rise buildings, no street noise, etc.), the quality of the modernization (electrical system, bathroom, kitchen, heating, roof, etc.) and only compare 3-room apartments with 3-room apartments.

Accessibility:

In our understanding (without guarantee) it would be possible to design the property to be barrier-free. There is only one staircase (quite wide and straight) where, with the approval of the homeowners’ association, a stair lift could be installed and the shower would only need a small ramp.
