The heating system is serviced every year and no work is pending. We have never had any water damage or similar issues. All the pipes and lines are in excellent condition and nothing needs to be done. The house has superb insulation: cool in summer and well-warmed in winter. Electricity and gas are, of course, dependent on consumption—as a family of 5-6 we currently pay 190 euros per month. We pay 275 euros per year in property tax.

The house is located very quietly in a cul-de-sac. The house is in the catchment area of the Carls-Schurz Primary School; the secondary school is not even 6 minutes away. It takes about 20 minutes on foot to reach Rastatt’s train station. In short, it is a town house in the middle of nature.
We have been living in the house since 2017 and naturally some cosmetic repairs need to be carried out. All is within a normal scope. The guest WC should be repainted or tiled anew. In the large bathroom, the sinks and the shower screen should be replaced.
The kitchen is very high-quality and only requires minor repairs. The floors are made of real wood.
