Od 1. července 2026 nabízím k pronájmu byt 2+KK o velikosti 50 m² ve Vršovicích, v klidné ulici Přípotoční. Součástí bytu je i knihovna s tisíci svazky poezie, filosofie, psychologie, sociologie, románů a naučné literatury. Nejstarší knihou je katalog z Jubilejní zemské výstavy z roku 1891.
Tenhle byt není sterilní investiční krabice, jednou v něm budou bydlet moje děti. Je to místo, které bylo poctivě a citlivě opraveno s respektem k historii domu a jeho atmosféře. Zůstaly zde původní parkety, prkenná podlaha v ložnici, špaletová okna s mosaznými kličkami. Když otevřete okna do dvora se zahradou, ráno vás budí ptáci místo dopravy.
Byt je v prvním patře, orientovaný do klidného vnitrobloku. Má velké úložné prostory, špajz, pračku, plynový kotel, připojení k internetu a dominantou obývací části je masivní dřevěný stůl se židlemi, u kterého se krásně pracuje, čte, paří nebo dlouze diskutuje o životě.
Na stěnách visí dvě originální grafiky Káji Saudka, tibetská mantra pro pohodu domova a grafika Karla Demela. Atmosféru doplňuje vzácný funkcionalistický lustr z Expo 58.
A také staré křeslo, ve kterém se ty knihy čtou nejlépe.
Možná je trochu bláznivé pronajímat byt i s knihovnou. Jenže některé knihy zkrátka patří na své místo.
A tenhle byt bez nich by nebyl úplný.
V okolí jsou parky, dětská hřiště, skvělé kavárny v Krymské ulici i výborná pekárna Moravská cukrárna. Tramvají jste za pár minut na Náměstí Míru nebo na Václavském náměstí.
Nájem: 22 000 Kč + energie
Celkové měsíční náklady včetně energií a internetu vycházejí přibližně na 25 000 Kč.
Byt je určen pouze pro nekuřáky a bez domácích mazlíčků. Kouření je v bytě striktně zakázáno — nejen kvůli prostoru samotnému, ale především z úcty ke knihám, které jsou jeho přirozenou součástí.
Nájemníka si budu vybírat pečlivě. Nehledám jen někoho, kdo si pronajme byt, ale člověka, který ocení jeho atmosféru a bude o něj pečovat. Na stručné zprávy typu „mám zájem“ nebudu vůbec reagovat.
Naopak ocením, když o sobě napíšete pár vět, co děláte a proč byste v bytě chtěli bydlet a necháte na sebe telefonní spojení kvůli úspoře času.

Majitel je skaut, ale není debil a dlouhá léta cvičil kung-fu.

From July 1, 2026, I am offering for rent a 2+KK apartment of 50 m² in Vršovice, located on the quiet Přípotoční street. The apartment also includes a library with several thousand volumes of poetry, philosophy, psychology, sociology, novels, and non-fiction. The oldest book is a catalog from the Jubilee National Exposition of 1891.
This apartment is not a sterile investment box. It is a place that has been carefully and sensitively renovated with respect for the building’s history and its atmosphere. The original parquet floors remain, as does the wooden floor in the bedroom, and the splayed windows with brass handles. When you open the windows that look out onto the courtyard with a garden, the sound of birds in the morning replaces city traffic.
The apartment is on the first floor, facing a quiet inner courtyard. It has large storage spaces, a pantry, a washing machine, a gas boiler, an internet connection, and the centerpiece of the living area is a massive wooden table with chairs, around which it is delightful to work, read, party, or engage in long discussions about life.
On the walls hang two original artworks by Kája Saudek, a Tibetan mantra for a harmonious home, and a print by Karel Demel. The atmosphere is further enhanced by a rare functionalist chandelier from Expa 58.
And there’s also an old armchair in which these books are read best.
Perhaps it’s a bit eccentric to rent an apartment with a library. But some books simply belong in their place, and this apartment wouldn’t be complete without them.
In the surrounding area there are parks, children’s playgrounds, excellent cafés on Krymská Street, and the superb Moravská cukrárna bakery. By tram, you are just a few minutes from Náměstí Míru or Václavské náměstí.
Rent: 22,000 CZK + utilities
The total monthly costs, including utilities and internet, come to approximately 25,000 CZK.
The apartment is available only for non-smokers and without pets. Smoking is strictly prohibited in the apartment—not only because of the space, but mainly out of respect for the books, which are an integral part of it.
I will be choosing the tenant carefully. I’m not just looking for someone to rent the apartment, but a person who will appreciate its atmosphere and take care of it. I will likely not respond to brief messages like “I’m interested.” I would appreciate it if you could write a few lines about yourself, what you do, and why this apartment caught your attention.
