The residential building was purchased in 2014 by the company PW Preiswertes Wohnen GmbH as an investment property/capital asset, was comprehensively core-renovated by specialized firms in 2015, and was expanded by means of an approved conversion of the attic. In particular, the following measures were carried out:
• Renewal of the complete sanitary and heating systems, including
– Replacement of the old oil-fired heating system with tank by a modern gas condensing boiler

The house is partially basemented (unheated) and, above that, consists of three levels: ground floor, first floor, and attic. It is divided into 8.5 single and/or double rooms with a shared dining area, two kitchens with windows, and two bathrooms with daylight. The layouts can also later be modified floor by floor.
This configuration makes the property very well-suited for rental to itinerant workers or companies looking for flexible accommodation for their staff.
Accordingly, the house is currently rented on a flat-rate, medium-term basis to a construction company from Northern Bavaria until at least February 28, 2027 (most likely longer) under the following conditions:

c. The tenant is responsible for:

vi. the final cleaning of the house/property upon move-out.
Due to an impending relocation to Northern Germany, the property is now being offered for sale. The purchase price is based on a net rental yield of 9.3% (i.e. 10.7 times the rental value) and is quoted inclusive of fixtures and complete furnishings.
The residential building is situated in the heart of Dingolfing as part of an established residential area and offers ample parking at the property. The BMW plants are located in the immediate vicinity, spread around the outskirts of the residential area.
Everyday shops (butchers, bakeries, banks, hairdressers, eateries, staffing agencies) are conveniently within a 3‑minute walk. Dingolfing train station—with regular services to Landshut and Straubing—as well as an Edeka, beverage store, Aldi & Tedi markets, gas station, post office, drugstore, restaurants, cinema, industrial area, etc., are all within a comfortable 7‑minute walk. The property is to be sold including the kitchens, washing machine/dryer, and other furnishings as shown in the photographs. These items were newly updated at the beginning of 2026 and are included in the purchase price. The furnishings, valued at EUR 18,000, were not taken into account when calculating the price per square meter based on the pure living area of 120 m².
