We are selling our beautiful, modernized single-family house on a 1,400 m² privately owned plot. The house has 6 rooms. On the ground floor, there is a large bedroom, a bathroom with enough space for a sauna, a guest WC, a kitchen, a dining room, and a spacious living room with an adjoining fireplace room. The ceilings in the living room, fireplace room, and bedroom are made of white lacquered wood.

Our house was built in 1975 using the following construction method:
• Masonry: Ytong with facing brickwork (clinker bricks)
• Roof: Concrete tiles. The roof is insulated with cavity insulation between the rafters.
We moved in 2010 and have modernized many things since then:
• Windows and front door in solid wood (Meranti), energy-saving glass with Ug=1.1 (2014, 2015)
• Interior doors on the ground floor (2020)
• Ground floor floor coverings renewed with beech parquet (2010)
• Upper floor floor coverings renewed with maple parquet (2010)
• New bathroom converted into a shower room with space for a sauna or fitness equipment

• New gas heating unit: Weisshaupt condensing gas boiler (2019)
• Instantaneous water heater (2023)
• Fireplace cassette (2012)
• Internal coating of the rain gutters (2024)
Our annual gas consumption is approximately 17,000 kWh, for which we pay around €2,200. We have an energy performance certificate, which can be viewed during a visit. It states: Final energy demand: 155.41 kWh/(m²·a).
Our house is located in a very quiet cul-de-sac. An HVV bus stop is about 200 m away. There is a kindergarten 4 km away in Tosterglope, and children travel by bus to Dahlenburg for elementary and secondary school. A high school is located in Bleckede.
