The lower level is designed as a monolithically built concrete parking deck onto which the prefabricated wooden modules will be placed. This construction method combines cost-effectiveness, sustainability, and short construction times.
The usage concept provides for a total of 14 residential units with an overall living area of 781.66 sqm: ten compact apartments and four larger apartments on the upper floors. Access can be provided barrier-free via a rear-positioned elevator, which, however, is not yet part of the approval. The 14 residential units in modular design are a conceptual proposal. However, the entire volume is approved and can be reconfigured at discretion.
The currently planned use is for pure residential purposes. In consultation with the city of Hof, commercial usage concepts can also be planned and implemented.
Hof, with approximately 47,000 inhabitants, is the third largest city in Upper Franconia and offers an attractive mix of economic strength and education. The city boasts a solid infrastructure across an area of 58 km² with a population density of about 800 inhabitants per km².
Economically, Hof is particularly strong: The Amazon logistics center in the Hof-Gattendorf industrial park has employed around 2,000 people since its opening in November 2022 – a number that is steadily increasing. Additionally, dennree, a major food retailer, employs around 1,400 people there.
Hof is also a university town with a future: The University of the Public Service (HföD) educates around 2,000 students in administration and management. Hof University itself has approximately 4,000 national and international students in 48 degree programs and actively supports founders and start-ups with makerspaces, entrepreneurship courses, and office spaces on campus.
Particularly relevant for project developers: A building permit for the construction of a multi-family house is already in place, which significantly reduces both the development risk and the project timeline. The combination of approved planning, a high-demand residential location, and good rentability provides a solid foundation for an economically attractive residential project development.
