The lower level is planned as a monolithically constructed concrete parking deck onto which the modular prefabricated wooden units will be placed. This construction method combines cost efficiency, sustainability, and short construction times.
The usage concept provides for a total of 14 residential units with an overall living area of 781.66 sqm: ten compact apartments as well as four larger apartments on the upper floors. Access can be made barrier-free by means of a rear-located elevator, although this is not yet part of the approval. The 14 residential units in a modular design represent a conceptual proposal. However, what has been approved is the overall massing, which can be redesigned at one's discretion.
The current planned usage is for pure residential purposes. In coordination with the City of Hof, commercial usage concepts can also be planned and implemented.
Hof, with around 47,000 inhabitants, is the third largest city in Upper Franconia and offers an attractive mix of economic strength and education. The city features a solid infrastructure over an area of 58 km² with a population density of about 800 inhabitants per km².
Economically, Hof is particularly robust: the Amazon logistics center in the Hof-Gattendorf industrial area has employed around 2,000 workers since its opening in November 2022 – and that number is steadily increasing. Also, dennree, a major food retailer, employs approximately 1,400 people here.
Hof is also a university town with a future: The University of the Public Service (HföD) educates around 2,000 students in administration and management. Hof University itself counts approximately 4,000 national and international students across 48 degree programs and actively supports founders and start-ups with makerspaces, entrepreneurial training, and office spaces on campus.
Of particular relevance to project developers: A building permit has already been issued for the construction of a multi-family house, which significantly reduces the development risk and project duration. The combination of approved planning, a sought-after residential location, and good rental prospects provides a solid foundation for an economically attractive residential development project.
