We privately rent out a bright, sunlit, and efficiently laid-out 3-room apartment on the top floor of our well-maintained multi-family house. The building is located on a quiet side street in Paderborn, Schloss Neuhaus.

As a landlord family, we value harmony among the residents and mutual cooperation. We wish for our special household atmosphere to continue and be carried on with the new tenants.

We maintain good, often friendly, contact with our tenants and are happy to help over the phone or via WhatsApp in a timely manner with any questions.

The apartment covers 76.12 m². Energy certificate Class A, dated 27.7.2022.

The living room filled with daylight has three large windows. In the bedroom there are two windows, one of which is in the sloping roof.

The children's room has one roof window. Both the kitchen and the bathroom have one gable window each.

The apartment features a bathroom with a separate bathtub and shower.

This beautiful attic apartment is very bright and ideal for a small family, a young couple, or as a single-person residence.

Our apartment has been extensively renovated. The laminate flooring in all rooms is new.

Included in the offer is your own storage room in the basement as well as a laundry and drying room used by all tenants in the building, plus an additional bicycle storage room.

We are happy to rent for the long term and expect quiet and tidy tenants in permanent employment.

Rental is only to non-smokers. Pets are not desired.

There is free parking right at the house.

If desired, a garage with an additional parking space in front can be rented for an extra €70.

The additional costs amount to €130 and partly include the property tax, street cleaning, sewage and waste fees, building insurance, chimney sweep costs, common area electricity, and caretaker expenses.

On top of the net cold rent of €650 and the aforementioned additional costs, please also add: your individual electricity consumption of about €90, heating and hot-/cold water usage (showers, washing machine, etc.) of about €120, and your home contents insurance of about €3.

The providers settle these costs with you directly.

The figures provided are non-binding and were given by the previous tenant.

According to the tenant, the total monthly cost of living was approximately €993.

There are some technical issues with Telekom. Therefore, cable connection contracts for Internet, telephone, or TV must be concluded with Vodafone, the telecommunications provider in the building.

We require a security deposit of 3 net cold rents. A €50 bank fee for opening the deposit account will be paid by the tenant, and the deposit is due in advance with the first rent payment.

For further processing of the apartment allocation, we expect from you:

- A current 100% positive Schufa self-disclosure

- Salary statements for the last 3 months

- Your ID card along with a copy for our records

Our building has 10 apartments, was built in 1983, and has been in the family’s possession for 35 years.

All residents are non-smokers. There are no pets in the building.

The apartments are accessed via a spacious stairwell with extra wide steps. There is no elevator.

The idyllic Schloss Park is within walking distance (7 minutes).

In 10 to 15 minutes you can reach the countryside or the water.

A nearby forest is accessible in 7 minutes.

Lippesee is a worthwhile destination on foot in a 30-minute walk, though you can also simply take the bus there.

Various doctors are reachable on foot in 5 to 10 minutes, a larger bus stop is 7 minutes away, and the bus connection to Paderborn takes 2 minutes.

To Netto it takes 3 minutes, to REWE and ALDI about 7 minutes, the train station is 10 minutes away. Churches can be reached on foot within 4 to 7 minutes. Schools are reachable in 7 to 12 minutes. There are three kindergartens, one of which is near the forest.
