Almost new semi-detached house built in 2018 in very good and well-maintained condition.
The house features underfloor heating on every floor except for the basement (no heating there). On the ground floor, you will find well-maintained parquet flooring that has never been sanded, while high-quality laminate was installed on the first and second floors.
On the first floor there are three bedrooms and a large bathroom with both a shower and a bathtub. On the full second floor, there is an additional bathroom and two rooms. One of the rooms is connected to a beautiful, large balcony through two floor-to-ceiling terrace doors (6 square meters). The balcony also features a smart double spotlight with colored LEDs.
The basement is not finished, but it is “livable” and is divided into three basement rooms plus a separate staircase. The largest basement room has been developed as a fitness room with laminate flooring and wallpaper.
The parking area is large enough for three cars in a row, the garden is small but stylishly and lovingly designed, and the terrace is slightly raised by a few centimeters relative to the darker-colored surrounding tiles and is covered by a terrace roof that features integrated lighting and an electronic awning. The garden shed provides enough space to house gardening tools, bicycles, and more, and it has a power connection as well as integration into the smart home lighting system. The garden has an external access through a garden gate. The house is equipped with an external water tap and an external power outlet. Around the exterior wall, there are spotlights that can illuminate in color and be controlled smartly.
Energy efficiency class is B for the building’s final energy demand and A+ for the primary energy requirement. The heating system is district heating, which could likely also be replaced by a heat pump.
The double-glazed windows on the ground floor are equipped with electronic shutters. Most rooms are equipped with Ethernet cables that converge at the basement router. The house also has a fiber optic connection which is in use.
The house is in very good condition; it has been well cared for (by the owner) and it was built in a sensible manner with a lot of experience.
Prospective buyers are given full transparency. During viewings and in case of genuine interest, I will mention all flaws known to me, although I can already state here that there are only minor flaws in the “cosmetic” area.
This is a private sale and an initial attempt to sell without a real estate agent. Of course, the buyer bears all additional purchase-related costs, such as notary fees.
The house is located in a traffic-calmed residential area in Bonn-Buschdorf that was built between 2017 and 2019. In the immediate vicinity, you will find a kindergarten, elementary school, pharmacy, general practitioners, supermarkets, and gas stations.
Bonn’s city center can be reached quickly in just a few minutes via Kölnstraße by car or bicycle. Both Bonn and Cologne are accessible via the Buschdorf S-Bahn station, and Bonn and the surrounding areas can also be reached via the bus stop in front of the estate. Various motorway on-ramps are easily and quickly reachable.
The Rhine is easily accessible on foot and you are very quickly at the ferry to Mondorf or at the North Bridge to Beuel. Kottenforst, Venusberg, the Waldville near Alfter, the Ennert, or the Siebengebirge are recreational areas and excursion destinations that can be reached in only 15–30 minutes by car.
I would describe the equipment as upscale and well-maintained, but not exclusive. The kitchen is included in the purchase price; it is two years old and exceptionally well cared for.
The lighting in the house is partly “smart,” meaning that some light switches are integrated into the system, though not all throughout. Next to the front door there is a double spotlight, three at the parking area, and another double spotlight installed on the terrace – all featuring colored LEDs that can also be controlled smartly.
There is a Nuki Ultra lock with keypad and fingerprint recognition, which is very convenient. Additionally, there is a smart Bosch smoke detector that sends notifications to your smartphone. Outside, two video cameras are mounted to monitor the entrance and the parking area. Inside the terrace roof rafters are white, dimmable LEDs, which, however, are not smart. Under the terrace roof, a beige awning can be extended. The garden is equipped with a smart irrigation system.
On the property, there are two shafts of the residential area’s drainage system. These must remain accessible to the city by regulation. One, with a green plastic cover, is located slightly below the lawn edge, and the other is roughly level with the lawn edge (see photos).
The district heating system can likely also be replaced by a heat pump, which has been technically and contractually checked in the neighborhood, however, I cannot guarantee this myself as I have not verified it personally.
The interior wall layout for the upper and attic floors in the floor plan is incorrect and should be referred to in the electrical plan.
