The building is located on a quiet side street in Paderborn, Schloß Neuhaus.
As a landlord family, we desire harmony among the residents and a spirit of mutual cooperation. We want to maintain our special household peace and have it continue with the new tenants.
We maintain a good, often friendly contact with our tenants and are readily available by phone or WhatsApp to help with any questions.
The apartment covers 63.56 m². (Energy performance certificate Class A dated 27.7.2022.) It features a living room, two bedrooms, and a kitchen. The daylight-filled living room impresses with its large window and door leading to the balcony.
Along the kitchen wall you will find a tiled mirror and the necessary connections, although no kitchen furniture is provided. The bathroom includes both a bathtub and a separate shower.
This lovely apartment is very bright and ideal for a small family, a young couple, or a single person who wants to feel right at home.
Our apartment has been extensively renovated. The quiet, comfortable vinyl laminate floor (pleasant underfoot) is new, and all the doors, walls, and ceilings have been freshly painted.
Included with the apartment is a private storage room in the basement, as well as a communal laundry and drying room shared by all residents of the building, plus an additional bicycle cellar.
We prefer long-term rentals and expect quiet, orderly tenants with permanent employment.
Rental is offered only to non-smokers, and pet ownership is not desired.
There is free parking available directly at the house.
If desired, a garage (with an additional parking space in front) can be rented for an extra €70.
The additional costs amount to €120 and include a proportional share of property tax, street cleaning, wastewater and waste disposal fees, building insurance, chimney sweep costs, common electricity, and caretaker expenses.
To the net cold rent of €786 and the aforementioned additional costs, please add your individual electricity consumption (€80 ?), heating and hot-/cold water consumption (for showering, washing machine, etc.) (€140 ?), and your household insurance (€3 ?). These costs will be settled directly with you.

Our building has 10 apartments, was built in 1983, and has been in family ownership for 35 years.
All residents are non-smokers, and there are no pets in the building.
The apartments are accessed via a spacious staircase with extra-wide steps, and there is no elevator.
