Building description:
In 1964, the main house with 108 m² living area was built in solid construction using 30 cm brickwork. It has a full basement with a height of about 190 cm. Around 1973, an annex of approximately 36 m² was added, which included a swimming pool. This annex consists of a steel framework and insulated panels for the cladding, with a large window facing the garden.
In 1993 we acquired the house and renovated it extensively. Around 1994 the swimming pool was closed in and covered with a concrete ceiling, screed, and tiled floor. The electrical installation throughout the house was completely redone in a comprehensive and generous manner using three-core NYM cables and a new circuit breaker panel with two residual current circuit breakers. The annex received an aluminum entrance door from Hörmann with a canopy. On the roof, new insulation was added between the steel beams using approximately 18 cm (3 × 6 cm) thick Styrofoam boards. Over the steel beams, rough-spun tongue-and-groove boards and a roll-welded stainless steel roof were installed.
The roof is now easily accessible for cleaning leaves and dirt.
The large wall with the original wall panels facing the neighboring property was additionally insulated with 8 cm aluminum-coated PU foam boards. The side with the entrance door, together with the main house, was additionally insulated with 6 cm Styrofoam boards and plastered.
The main house received a 6 cm Styrofoam full thermal insulation on the 30 cm brickwork.
The attic in the main house has been insulated between the rafters with Styrofoam.
Inside, tiled flooring was installed throughout the ground floor. Both the upper floor and ground floor received wooden ceilings in the living areas. In 2007 the top model from Viessmann, a new Vitodens 300 gas condensing boiler, was installed. It is in very good condition and works flawlessly!
In 2008 and 2009, numerous windows were replaced with modern insulated glass windows with triple sealing.
A new burglar-resistant basement entrance door with security insulated glass was installed.
The garage received new roof felt and a new garage door from Hörmann.
All roller shutters are electric and programmable. On the upper floor, there are protruding roller shutters, which are energy efficient because the open shutter box is eliminated. The large awning on the terrace is also electrically driven, while the awning on the balcony is operated by a hand crank.
The interior doors in the living area feature real oak light veneer.
The house is in good condition and has also been well insulated. Of course, some renovation is still needed.
