With a heavy heart, we are parting with our town house at 124 Neubau – new construction, first occupancy, due to relocating from the region.

The house was built and furnished with love. We spent around 17,000 euros so that the house would not be built over the winter, but only from spring/summer onward when the weather conditions are favorable (documentation is available and can be provided upon request). We paid attention to a high-quality mineral plaster and a paint that has been rated “very good” by Ökotest.

Double-glazed insulated windows, electric shutters with remote control, and an air-to-water heat pump complete the package. The house boasts the perfect energy rating of A+.

To ensure a good indoor climate, we installed a ventilation system and had an extra bedroom as well as a work or guest room constructed, where we later retrofitted the ventilation system. See for yourself the excellent indoor climate. Underfloor heating and a light-colored floor create a friendly, comfortable atmosphere. Safety is ensured by the earthquake and snow load package. The living space is stated as 124 sqm (including the utility room), but it is probably a little more since the heating system was later upgraded to a high-quality, modern air-to-water heat pump, eliminating the need for a chimney. This saves the cost of a chimney sweep and offers the possibility to save costs with a photovoltaic system. Two internal conduit ducts for the later PV connection line have been pre-installed. A cistern as well as a fiber optic connection, lines for installing an e-charging station, and additional highlights are available.

We built the house for ourselves and therefore paid close attention and regularly monitored everything to ensure that no issues arose during construction. The ventilation system and heating are permanently on, and the house is only being handed over because we had to relocate our primary residence toward Heilbronn for personal and professional reasons. It is with great sadness that we pass on the house and we hope that it will make a small family as happy as we once planned it to be.

The house is located in an idyllic and quiet area in the new development district with proximity to the forest and a wonderful climate. Wehingen is a town of around 3,700 inhabitants with schools, kindergartens, doctors, a pharmacy, supermarkets and shopping centers, eateries, restaurants, a café, various shops, banks, a nursing home, as well as several companies, craftsmen, various clubs, cultural offers, leisure activities, sports, and hiking trails.

The Black Forest and the Swabian Alb lie right at the doorstep.

The federal highway B14 towards the A81 Stuttgart – Singen is about 11 km away, while the B27, which goes towards Rottweil and in the direction of Tübingen – Stuttgart, is approximately 9 km away.

Lake Constance can be reached in about 45 minutes.

The house features 5 rooms, a bathroom and a guest WC as well as a utility room.

On the ground floor, there is a kitchen, living room, utility room, guest WC, and another room that can be used as a third bedroom, guest room, or study. A high-quality modern wooden staircase leads you to the first floor, where you'll find three large bedrooms (master bedroom and 2 children's rooms) as well as a well-thought-out bathroom. In the front, there is an area with a bathtub, shower, towel rack, and washbasin, and at the rear another toilet.

Both the bathroom and the guest WC are tiled.
