To be upfront with prospective buyers before viewing, here are a few additional notes: This is a residential unit in a building with 65 parties. While you can interact with your neighbors, it isn’t mandatory—the majority are extremely nice and helpful, a fact that has been evident not only during the Corona period but on a daily basis. The 12th floor is realistically accessible only by elevator, particularly after shopping (although the staircase can also double as a fitness center). Personally, if I hadn’t moved in with my partner, I had planned further improvements: replacing the laminate with high-quality vinyl flooring, exchanging the entrance and interior doors for paneled or glass doors, removing unnecessary door frames (in the living room and kitchen to create an even more open feel), and installing a double-wing door with built-in storage compartments in storage room 2.
The current monthly service charge is 583 Euros, which includes heating, hot water, a maintenance reserve (a façade cleaning with a fresh coat of paint is currently being discussed at the owners’ meeting; the proactive management has already begun saving to avoid future special assessments), and a (part-time) caretaker (responsible for building technology, cleaning the staircase, the entrance and outdoor areas, and the grounds).
The building is situated in a quiet area of Wuppertal-Elberfeld (Uellendahl), surrounded by plenty of greenery. In the adjacent shopping center (EKZ) you will find, among other amenities, a hairdresser, a small tavern, a kiosk, a pharmacy, and two medical practices.
