Due to our relocation, we are privately selling this generously proportioned, bright condominium in the idyllic area of Schretstaken—commission-free. The apartment is located on the top floor (the second story) of a building constructed in 1920, first developed in 1986 and completely renovated in 2011. I purchased it in 2019, but since we have acquired a small house as our shared prospective retirement home, I am now offering it for sale.

It has an open, loft-style design with plenty of sloping ceilings and dormers. There is a door for the bedroom and another for the bathroom; the remaining areas open into the interior. The basic floor area amounts to 96 square meters, including the kitchen and bathroom. Everything is very bright and flooded with light.

A staircase leads to the converted attic—used as an office—with approximately 15 square meters. From there, you can also access a nook that provides ample storage for items you don’t need. From the living room, you step out onto the loggia, which has an area of about 4.20 square meters and offers an unobstructed view to the southeast into the greenery. In summer, this spot basks in sunlight until around 4:30 p.m.

The bathroom features a spacious walk-in shower with a glass front and a corner bathtub. There is also enough space for a washing machine and a dryer. In the kitchen, which faces north, we installed an Ikea kitchen in 2022 that optimally utilizes the available space. The kitchen cabinets and the induction cooktop can be taken over at no extra cost upon request, while the oven, dishwasher, microwave, and freestanding refrigerator will be removed when we move out. Connected to the kitchen is an additional room that I have used as a guest room.

Also included with the apartment are a parking space in the rear courtyard, a garden area of 113 square meters, and an externally accessible part of the basement. Since this space is not 100% dry, it is ideal for storing items that you do not want inside the apartment and that are not sensitive to moisture. I used to keep my bicycle down there.

Schretstaken is characterized by its location amidst greenery and its convenient position between Mühlenrade and Talkau. There are still active agricultural businesses in the area, including arable farming and livestock raising, which should be taken into account. The house is within sight of the volunteer fire brigade and is set back in the third row away from the main road. Bus connections run four times a day (during school times). You will need a car, bicycle, or even a horse-drawn carriage to run errands in Trittau, Mölln, or Schwarzenbek. The fastest route to Hamburg is by taking the express bus from Talkau to Wandsbek Markt; from the Talkau on-ramp to the A24, it’s just a 10-minute drive.

The apartment features light laminate flooring in the living area, while the bathroom and kitchen are tiled. In the attic room, the front area is carpeted (which I would remove), and the rear area is covered with laminate.

The building’s own satellite system is installed in one of the recesses of the living room, and the chimney sweep’s access is possible only through the apartment—just for your information. The staircase retains the typical wooden finish characteristic of the building’s era.

The entire building comprises 4 residential units, most of which are owner-occupied. We enjoy a very friendly community where we do many things together and support one another. Dogs and cats are welcome. Fiber-optic service from the Vereinigte Stadtwerke is available right up to the apartment.
