The apartment is located on the 1st and 2nd floors of a two-family house. The building itself is part of the Hemhofen castle complex and was likely used as a nursery several centuries ago. A few years ago, the historic estate was comprehensively renovated, with much attention paid to preserving the distinctive character of the old building.

The historic sandstone façade already hints at the special charm of this apartment. You enter the apartment through a spacious hallway that leads to the other rooms. To the left is the bathroom, and to the right you find the kitchen. Alternatively, the kitchen can be installed in the anteroom/conservatory, which would free up an additional room.

A comfortable and spacious bedroom or living room completes the apartment's layout. It is located at the end of the hallway on the left, where a tiled stove can also be installed. Another room, currently used as a bedroom, can, for example, be used as an office or a children’s room.

A staircase leads up to the attic, where another large room and a separated room (for example as a children’s room) are available. For instance, family life could take place on the first floor, with the parents’ area located on the upper level.

The entire property is heated via a wood chip heating system from the Schloß Hemhofen estate (district heating), and the hot water is provided by a boiler. The apartment comes with one parking space, or two parking spaces in succession if needed.

The apartment for rent is located on the connecting road between the village of Hemhofen and the district of Zeckern. The municipality itself offers very good infrastructure. Numerous shopping opportunities, including many that go beyond daily necessities, as well as doctor’s offices and a variety of public facilities, are available. Transportation links are also secure: Hemhofen is part of the Erlangen-Höchstadt district and is located right on Federal Road 470. The larger towns of Höchstadt a. d. Aisch and Forchheim are therefore reachable in no time. There is also an excellent connection to Erlangen—and thus to Nuremberg—via country roads, or via the two nearby highway interchanges, A3 “Erlangen West” or “Höchstadt-Ost”, making Hemhofen a highly desirable place to live. And for those who do not want to drive, public transportation is available: thanks to the well-developed Bus Line 205, which runs between Höchstadt and Erlangen, a bus stops every 20 minutes at the conveniently located bus stop within walking distance. In Hemhofen, urban living is combined with the recreational value of the countryside!

The apartment is in good condition. The garden still has a lot of potential; we are looking for a long-term tenancy in which the garden will be properly maintained.

The house has its own historic charm and is very cozy—ideal for those looking for something unique. The ceiling height in the attic is slightly lower than in other apartments, so it may be less suitable for very tall people.

The roof is expected to be renewed this year; the roof windows will then be replaced by dormers, which will provide some additional space. These costs will not (!) be passed on to the tenant.

In the garden there is a brick garage, which is too small for modern cars. It currently has no roof. The space can, for example, be used as storage, a workshop, or a hobby room. It would be desirable for the tenant to develop this space according to their own wishes and at their own expense.
