The 9th district stretches from the inner-city edge in the east (Marsfeld) to Nymphenburg Palace and its palace park in the west, and from the Biedersteiner Canal in the north to the Hauptbahnhof-Pasing rail facilities in the south. With attractions such as the Botanical Garden, Nymphenburg Palace Park, and Hirschgarten, the district boasts extensive green and recreational areas of citywide importance. However, it is also affected by heavy traffic, partly due to the A8 connecting to the city and a section of the Middle Ring.

A characteristic feature of the district is its mixture of different urban structures. In the original Neuhausen (incorporated in 1890), already a thriving neighborhood during the late Gründerzeit, the main streets are predominantly lined with residential and commercial buildings from before World War I – particularly along Nymphenburger Straße and around the district center at Rotkreuzplatz. In the generally quiet side streets, residential use with partly representative old buildings dominates.

Approximately half of Neuhausen’s real estate is under ensemble or monument protection. In the southern part of Neuhausen, extensive, cooperatively organized “railway settlements” have developed in connection with the industrial and commercial establishments along the rail facilities near Arnulf- and Donnersbergerstraße. These are followed by expansive residential developments from the interwar period up to Nibelungenstraße. The new district at Hirschgarten was designed to create living space for about 4,600 residents and approximately 5,500 jobs. A large part of the construction has already been completed, including an S-Bahn stop at Friedenheimer Bridge, named Hirschgarten.

North of the Nymphenburg Palace Canal is Gern. This part of Nymphenburg is largely characterized by its stock of old residential buildings, reflecting the character of an Art Nouveau-era villa colony. In the neighboring Nederling, although there is also predominantly low-rise, single-family house construction, these homes are noticeably younger than those in Gern, with some built only after World War II.

The Nymphenburg district, comprising the area around the palace as well as the zones north and south of the Nymphenburg Canal, also stands out with a building structure quite distinct from that of Neuhausen. Here, beginning at the end of the 19th century—not least due to the proximity to the magnificent palace complex—a representative, bourgeois villa quarter emerged, with numerous examples of Gründerzeit architecture still standing. In recent years, however, family-friendly new residential developments with the necessary infrastructure have also been built.

In addition to a wide range of companies in retail and services, the 9th district is home to numerous public institutions, including a branch of Deutsche Bahn AG, the Bundeswehr administrative center, several hospitals (such as Rotkreuz Hospital, the German Heart Center, the Hospital of the Merciful Brothers, and the Third Order Hospital with its children’s clinic), as well as other significant social facilities. Until the planned relocation in spring 2025, a new criminal justice center for all seven of Munich’s criminal justice authorities—with offices for 1,300 employees and 54 modern courtrooms, including what will become the largest trial hall in the country—is being constructed. The social composition of the district’s population is very diverse, reflecting its varied urban structures.

Since the end of 2022, Neuhausen-Nymphenburg’s population has been just over 100,000.
