The apartment is located on the 2nd floor and consists of three rooms with approximately 77 sqm of living space. A large glass sliding door from the spacious living room leads to the long balcony with a distant view of the Baltic Sea. Two Velux windows face south. There is also an installation for a fireplace stove near the flue.
Room 2 also has access to the balcony via a terrace door. As the balcony faces east, it offers a wonderful setting for a sunrise breakfast over the Baltic Sea.
Room 3 was used by us as an office and features two windows facing south. It has a large built-in wardrobe. All three rooms, including the hallway, are fitted with high-quality solid wood ship deck parquet flooring.
The bathroom was completely renovated in 2021 and features a level-entry shower. It has been tiled with grey porcelain stoneware. The large window allows plenty of natural light and good ventilation.
The fitted kitchen (from 2018) features a ceramic cooktop, an oven at working height, as well as a dishwasher.
The apartment was completely modernized in 2021. Among other things, the entire electrical system was renewed (with LAN connection in all living areas) and new radiators were installed in the living room and bedroom.
The heating system was renewed in 2019. In addition, a water softening system for the tap water in the building was installed at the same time.
Next to the apartment entrance is the access to the expanded attic studio. The studio covers approximately 27 sqm, divided into a large living and dining area with a kitchenette. A fireplace stove and two new radiators are installed. The studio also includes its own shower room, which is equipped with a window.
The attic studio is ideal as a guest room or a room for older children.
Additionally, there is another small bedroom (also with a new heater) that is directly accessible from the hallway and can be rented for €22 per month, as it is part of the communal property. In the attic, there is a storage room and an access to the loft.
The apartment includes a garden share at the back of the building, as well as a garden shed from Biohort dating from 2018. Garden maintenance is handled by a gardener paid for by the house fee. Likewise, the cleaning of the staircase is included in the house fee.
The monthly house fee is €277.
The property includes a cellar room with a washing machine connection, as well as a dedicated parking space. In the shared heating cellar, there is the option to dry laundry. Since 2025, a fiber-optic line for high-speed internet has been available in the building.
The building was constructed in 1966 and consists of five apartments, most of which the owners use as a second residence. Vacation rentals are not permitted, but long-term rentals are.
The friendly community of owners has remained unchanged for years and manages the building independently.

The resort town Niendorf / Baltic Sea belongs to the municipality of Timmendorfer Strand and has approximately 2,700 inhabitants. The beach and the Brodtener Steilufer are just 500 meters from the house. Other nature reserves, as well as the bird park and the Niendorf harbor, are easily reachable by foot or bike.
Schools, daycare centers, doctors, restaurants, as well as supermarkets and various shopping opportunities are easily accessible in the area. From the bus stop (100 meters away) on line 40, you can quickly travel along the coast towards Scharbeutz or in the opposite direction to Lübeck and Travemünde. The nearest train station at Travemünder Strand is therefore easily reachable. By car, the apartment can be reached via the A1 motorway exit at Ratekau, past Karls’ Erdbeerhof.
