When the residents moved in in 2015, the old wooden ceilings were removed or painted over, the large window panes on the mezzanine were renewed, and—on the advice of a building biologist—an insulation coating was applied here due to the mobile phone radiation from the mast three houses away. The same was done on one side of the bedroom. According to the consultant, the visible high-voltage line further away is not distracting.
In the meantime, both the roof window with electric shutter in the “library room” (2022) and the roof window in the attic upstairs have been renewed.
The apartment comes with a double garage and a small basement. About 8 years ago, the garage roof was renewed.
It is located in an urban area, on a main traffic street, yet at the “back” it is quiet and green. There is also a jogging route. Schools and kindergartens are in the vicinity, as well as medical and dental practices and hospitals.
In 2015, the bathroom and guest WC on the lower level were renovated; by today’s standards, the bathroom could be designed differently. On the top floor, the WC and cistern have just been renewed, as well as in the apartment.
The bathroom on the upper level has a shower and WC and also accommodates a washing machine and dryer.
In the bedroom, a wooden floor (moor oak) was laid at that time, which is absolutely fine. In the apartment, PVC flooring was installed, which did not work as well for renting out. The walls there have been renovated. The parquet on the mezzanine was refreshed, sanded, and lacquered; there are certainly areas that might need the same treatment again—once it’s empty.
The floating floor on the terraces was “refurbished” in the summer of 2025. Currently, everything is fixed in place.
The facade on the street side was newly painted in 2022.
The owners have already decided that the house and apartment doors, as well as the mailbox/chime system, will be replaced. The building account is currently “in good shape.”
Plan: An energy consultant will come to determine a plan of urgency—which will then save money.
The gas heating system (Viessmann, with hot water for the entire building) is absolutely in order. So far, the service charge has been sufficient for everything, and there has even been a small surplus.
