Project O17 – New Development in Bernau-Friedenstal (Ready for Occupancy Upon Completion)

Project O17 is being built in Bernau near Berlin, in the Friedenstal district: four identical houses with three apartments each – a total of 12 residential units. The compact size creates a quiet residential environment with more privacy than in traditional multi-family buildings.

Everyday Life & Comfort

The car parking spaces are centrally located between the four houses. In total, 12 parking spaces are planned; each parking space is permanently allocated to a residential unit. Additionally, separate, accessible, and lockable storage rooms are available.

Energy & Technology

The project envisions modern, future-oriented buildings meeting the Effizienzhaus-55 standard, with energy efficiency class A+ and an air-source heat pump to serve the underfloor heating.

Operating Costs/Organization

According to the concept, garden maintenance and waste collection are to be carried out in-house rather than by external companies. The omission of an elevator and an internal staircase aims to reduce costs for cleaning, operation, and maintenance of communal areas.

Rental Conditions & Schedule

It has been agreed that both parties will mutually waive the ordinary termination right for 36 months. This is an indexed rental agreement.

The project is currently under construction; first occupancy is planned for October 1, 2026. Viewings are possible by appointment.

In total, four 4-room and eight 2-room apartments will be constructed.
