The house is spread over 4 levels that are openly connected to one another.

On the street level is the entrance. Next to the garage with carport is a generous entrance hall with a marble floor, the master bedroom with ensuite shower/toilet and dressing room, 2 children's rooms with an upper gallery as a sleeping area, and a guest bathroom with whirlpool, toilet, and urinal. (Each level has a gross dimension of approximately 12 x 10 m), including a roof terrace of about 16 m².

The attic above is paneled with wood and serves as a guest room (approximately 60 m²).

Below is the middle floor (gross approx. 13 x 13 m). It serves as a TV and dining area and has an open gallery leading down to the living room below. Additionally, there is an office with a southern garden view of about 13 m². Furthermore, this level comprises the kitchen (with garden access) as well as 3 utility rooms (laundry room, storage room, and heating room). In front of the dining area there is a loggia plus a storage room (with infrared cabin).

At the very bottom is the living room (approximately 12 x 8 m) with 3 large glazed sliding doors providing access to the terrace. The front right corner is set off and serves as a covered patio (about 14 m²) from the outside.

In the wall between the patio and the living room there is a shared external and internal fireplace.

On the east side of the middle and lower floors, a large mosaic glass window is set in on both levels.

Below the terrace in front of the living room, there is a garden of just overgrown appearance measuring well over 450 m² due to lack of use.

The property is located in Schwickershausen, an inconspicuous village-like district of Bad Camberg with approximately 600 inhabitants. The house was built on the southern edge of the village and is situated at the end of a cul-de-sac. Although the country road passing through the town is a popular biker route during the summer, its engine noise is not audible. Grocery stores, pharmacies, a school, and doctors can be found in Camberg, just under 5 km away. A local bus also serves Schwickershausen.

The rear of the house is oriented south-southwest. Below the fenced property there are only meadow areas, which border the Dombach for about 150 m. Also to the south of the house, a small idyllic church along with its cemetery is visible. The Kickelsberg has been built up since the late 1970s. In the meantime, many of the original inhabitants have passed away or moved, and the properties have new owners. The purchaser of the house on the left next door has been working on renovating his house for about 3 years. The neighbor on the right is currently enlarging his house by building an extension and, due to a lack of parking spaces, is having a carport added to his property in the turning area.

The builder of our house was an ophthalmologist from Bad Camberg who had over-committed himself by constructing several buildings in Bad Camberg simultaneously and became insolvent in 2003. Because the expert appointed in the framework of the forced auction was not granted access to the house, he could only inspect the house from the outside and based on the building files. All the dimensions provided in this sales advertisement are based solely on this expert report and were not measured independently. They were estimated with the aid of the floor plans also attached here.

After we (a single couple) won the auction for the house in the fall of 2003, the interior of the house was completely renovated. The carpet floors on the ground floor (partially), middle floor, and lower floor were replaced with tiled floors. The cork wallpapers were removed and the walls were replastered with high-quality plaster; they remain in impeccable condition to this day (we are non-smokers).

After we moved in during the spring of 2004, the exterior of the house was newly rendered.

Since the garage is a bit cramped for today’s vehicles, we had a carport built in front of it sometime later. In order for the rear of the vehicle not to protrude onto the sidewalk, we had a second rolling door installed inside the garage so that the vehicle can be parked with its front facing inside the garage.

In 2012, we had the two bathrooms on the ground floor as well as the toilet in the TV area renovated.

Likewise, the interior fireplace was equipped with a fireplace cassette.

Around 2015, the kitchen was newly equipped, with some of the electrical appliances having been renewed since.

In 2017, the roof underwent an energy-efficient renovation and the exterior cladding of the attic was completely redone. The old asbestos-containing artificial slate tiles were disposed of, the wooden substructure as well as the roof and staircase waterproofing were renewed, the exterior was clad with grey profiled metal sheets, and the roof was re-tiled with impact-resistant light grey Tegalit tiles.

At the same time, a photovoltaic system and a solar panel were installed, and the heating system in the house was energetically optimized. Additionally, there is a battery storage system with 7 kW.

At the beginning of 2021, all 12 interior doors (with the exception of the door on the attic) were replaced with new ones.

The heating system includes a steel tank with a capacity of 13,000 liters, which is installed on the street side in an underground vault. As a precaution, this steel tank received a new inner casing with a leak detector in 2025.

The water in Bad Camberg is very hard, which is why we had a water softener installed years ago. This was replaced by a new one in January of this year.

Over the past few years, we have gradually shifted our residence more and more to Austria. During our absence, the house is managed by a trusted person who is also available for viewings if necessary. However, we want to limit these to serious interested parties, which is why we are trying to make this advertisement as informative as possible.
