The bright, quiet, unfurnished 2-room apartment is located on the top floor of a half-timbered house with 7 units and can be occupied from March 15, 2026, or by arrangement. It has a living area of approximately 50 square meters and a total floor area (without deducting the sloped ceilings) of about 57 square meters. The apartment appears significantly larger in person than in the photos.

A lockable basement storage room and DSL connection (Vodafone) are available.

The S-Bahn station is about a 7-minute walk away, with connections via the S60/S6 (Böblingen: 31 minutes, Feuerbach: 15 minutes, Stuttgart: 21 minutes).

The previous tenants parked on the side streets of Höfingen. Parking is permitted near the bakery or the library from 5:00 PM to 8:00 AM (please observe the signage). Thanks to the central location in Leonberg-Höfingen, you can conveniently take care of your daily needs on foot. In the immediate vicinity, you will find restaurants, bakeries, supermarkets, and a café.

You can reach the Höfingen S-Bahn station in about 7 minutes on foot. From there, you are approximately 30 minutes by the S60 to Böblingen and about 15 minutes by the S6 to Feuerbach, or 21 minutes to Stuttgart’s main station.

The well-known Schloss Hotel is reachable within 5 to 10 minutes on foot. Stuttgart Airport is about 20 km away.

The motorway connection towards Karlsruhe or Munich is approximately 10 minutes away (6 km).

All interior doors and the flooring, except in the bathroom, were replaced in 2023. (Some of the photos still show the old interior doors; the new ones are white.) Now, high-quality laminate flooring is installed in the living areas, and a robust vinyl floor in wood style is in the kitchen.

The apartment is unfurnished but comes with a fitted kitchen. The additional costs include, among other things, consumption-based costs for cold water. The additional cost estimate does not include personal heating costs or individual electricity usage. Costs for gas and electricity are billed directly by the provider. Estimated costs for an average tenant are around €25 per month for electricity and about €50 for hot water/heating.

The deposit amounts to 2 months’ cold rent.

Small pets are allowed. However, due to the apartment’s location (in the attic), it is not suitable for large animals.
