The requirement: a deposit equal to 3 months’ rent.

All-inclusive rent: 1 person €785, 2 persons €975, 3 persons €1155, 4 persons €1355. Non-negotiable, maximum 4 persons. Additional costs will be adjusted after the first billing! Please also complete the rental application form and/or, as a Plus member, send the completed applicant portfolio. See the “Equipment” remarks! Tenant liability insurance is mandatory and will be requested every year.

• Reporting addresses are required.

• We do not rent out a house! We do not accept cash payments.

• We have an approximately 75 sqm apartment available for rent with an entrance hall/dining area, kitchen, bathroom with tub and window, bedroom, children’s room, and balcony. The building has a total of 7 rental apartments and 3 quiet commercial spaces (commercial use generally Monday–Friday). The apartment is located, along with a second apartment, separately from the other neighbors in a quiet building. The apartment is in Hagen – Kabel/Boele. You access the apartment on the second floor; you then enter the hall/dining area, from which you can reach the kitchen, bathroom with tub, bedroom, living room, and the balcony. A single room/office can be reached from the living room. This building was constructed following Bauhaus guidelines from the 1920s with the idea “a lot of light, a lot of air” and in the Bauhaus style. All windows have fixed blinds.

The building provides a cellar for each apartment, a laundry room with an extra drying room, and, from September 2026, according to Telekom, also a fiber optic connection. We have an online meter reading for the heating, as well as the possibility for tenants to monitor their heating consumption at any time according to the latest legislation starting around June 2026.

The additional costs consist of the city’s statements from February 2026, the insurance fees for 2026, and consumption figures from December 2025. The heating system is 10 years old and meets the latest legal requirements. Annual maintenance is, of course, standard for us, as are all required safety inspections.

The building’s stairwell area is well maintained.

A separate cellar room is provided free of charge. The cellar room can be locked off from the general areas.

There is a laundry room and drying room available with heating and a window.

No parking, no garage.

For every additional person, there is an extra cost of €130 in additional charges.

Point: Under § 551 of the German Civil Code (BGB) and in terms of equipment under § 569 paragraph 2a BGB, any so-called applicants who present themselves as potential house buyers will be reported!

Environment

Feel at home in a city of Jugendstil, rock music, and always a bit different from other cities—with forests and meadows, sports, clubs, industry, and vibrant life.

The northern part of Hagen offers everything needed for life: 7 bus connections in the immediate area, 7 schools, 8 childcare centers, a variety of shopping opportunities, and leisure facilities with clubs, the Lenne and Ruhr Valley cycle paths, forests, as well as swimming and other recreational activities. Banks, doctors, etc.

What we value so that we can get to know each other:

• If interested, please send me a message with the following information: name, place of residence, employer/salary, age, number of persons, desired move-in date, telephone number, and availability. If available, also include a credit report from Schufa, etc., or a self-disclosure.

• Rent debt exemption and confirmation from the current landlord, plus telephone number and address. This is also possible as a Plus member.

Once we have this information and have arranged an appointment for a viewing—with consultation of the current tenant—we will retrieve a tenant information sheet (with your permission to access the Bürgel/Criff records and the tenant check file) and provide it to you.

Please note that incomplete inquiries will not be answered. False information, if involving a criminal offense, will be reported by the landlord. For example: “Address is enough, we pay any amount.” Or: “I live at Times Square and will be in Germany tomorrow,” or, “the address is enough and we will register our mother ourselves.” Our mother/friend is not moving in; money is not the issue, we need your IBAN.
