House for sale 7+1 • 200 m² without real estate, Mecklenburg-Vorpommern
The house is designed as a single-family home and features, as is customary with captain’s houses, a ceiling height of approximately 2.70 meters on the ground floor, although during the last major renovation in 1997/98 some ceilings were lowered by about 10 cm.
The exterior walls are made of a 36 cm thick single-wythe brick masonry, while some of the interior walls are half-timbered and filled with either clay bricks or rendered with clay. On the ground floor, the original wooden plank flooring is still preserved in the entrance hall and the western half of the house, whereas in the eastern half (bedroom and study) a concrete floor with screed has been installed, covered with cork parquet. The ground floor also includes a TV room, a small music room, the kitchen, a shower room, a pantry, and a 25 m² dining room that is open to the kitchen.
The original old wooden staircase, which has had its various layers of old paint removed, leads to the upper floor.
On the upper floor, there are two large rooms, a small guest bedroom, a sauna, and a spacious bathroom with a bathtub, shower, WC, and washbasin, as well as a large window in a dormer.
Dändorf is a district of the Baltic seaside resort of Dierhagen. The house is located about 300 meters from the Bodden harbor in Dändorf, and the Baltic Sea can be reached by bicycle or car in about 4 km.
Outbuildings include a garage with an electric roller shutter, a small workshop, a beehive for extracting honey, a covered porch, a shed for bicycles and garden tools, a carport, and a large covered wooden storage area.
Additional facts about this house:
- There is a well on the property that provides ample water for garden irrigation.
- The total living area is approximately 200 m².
- The roof was renovated under the previous owner; the thatched roof was removed and replaced with a roof made of concrete tiles (around 1992).
- The heating and water installation was completely renewed in 1997, and the heating thermostats were replaced again in 2024.
- The front door was replaced in 2005 and was repainted by a painter in 2025.
- The current condensing boiler was installed in 2019.
- The electrical system was also renewed in 1997 and was expanded/adjusted in 2022 during the installation of the photovoltaic system on the garage roof. This system delivers 7.8 kWp and produces between 6,500 and 7,000 kWh of electricity per year.
- The wallbox is installed in the garage; in the carport there is a high-powered connection, so that a car can also be charged there at 16 A.
- The windows on the upper floor were renewed in 1997, and those on the ground floor in 2011. The large 1.80-meter-high windows on the ground floor were made from Siberian larch and have been painted several times. The water passages were repainted by the painter for the first time in 2025.
- In 2002, a clay oven was built in the garden with private effort, with which you can bake delicious bread as well as other specialties.
- In 2006, a heating fireplace with a supplementary heating register with a total output of 16 kW was installed in the TV/living room by a stove fitter.
- In 2012, the dining room was added to the kitchen, and in 2017 a basic stove was installed in this extension by the stove fitter. Both stoves have been regularly maintained and have been approved by the chimney sweep.
- The terrace (made of wood, Siberian larch) with a beautiful brick wall bordering the neighboring property was completed in 2013.
- In 2014, a greenhouse/tomato house was built, which received new roof tiling in 2025.
- The carport dates from 2018 and has a clearance height of about 2.60 m, as a 20-footer yacht used to have its winter berth behind the carport.
- A fiber optic connection has been available since 2025.
- Last but not least, the spacious garden, designed with great attention to detail, will make any gardening enthusiast's heart beat faster. Frogs and newts have taken up residence in the small pond, and the fruit from the garden is enough to feed half the village.
All in all, this house offers plenty of extras and is in good, well-maintained condition structurally. Of course, the four of us have nearly 30 years of living in it, so further renovations are now needed—but we are happy to leave these to the future owner.
We are selling the house because our children have moved out and are unlikely to return to Dändorf. The garden of over 1,300 m² and the 200 m² living area have become far too large for us, so we wish to downsize.
The energy performance certificate in no way reflects the actual energy consumption, which is far below the calculated figure. We are happy to share our energy cost bills from recent years with interested parties.
Regarding the building land option: In combination with approximately 250 m² of the neighboring property, the rear part of our property can be combined into a nice building plot of about 700–800 m². Development would generally be possible via the street “Neue Reihe” which borders the neighboring property. The neighbor is interested in such a sale, and a corresponding preliminary building approval has been applied for.
We are selling our house privately only; inquiries from brokers are therefore pointless and will not be answered.
