We, as private landlords, are renting out a bright, sun-drenched, and well-designed 3-room apartment on the top floor of our well-maintained multi-family house. The building is located on a quiet side street in Paderborn, Schloß Neuhaus.

As a landlord family, we desire harmony among our house residents and a spirit of mutual cooperation. We wish for our special household peace to remain and to be continued with the new tenants.

We maintain good, often friendly, contact with our tenants and are readily available by phone or WhatsApp to help out with any questions.

The apartment’s floor area is 76.12 m². Energy certificate: Class A, dated 27.7.2022.

The light-filled living room features three large windows. The bedroom has two windows, one of which is set in the sloping roof.

The children’s room has one roof window. Both the kitchen and the bathroom each have one gable window.

The apartment offers a bathroom with a separate bathtub and shower.

This beautiful attic apartment is very bright and ideal for a small family, a young couple, or a single person who wants a space to themselves.

Our apartment has been extensively renovated. The laminate flooring in all rooms is new.

Included with the apartment is a private storage room in the basement as well as a laundry/drying room used by all tenants in the building and additionally a bicycle cellar.

We prefer long-term rentals and expect calm and orderly tenants who are permanently employed.

Rental is only available to non-smokers. Pets are not desired.

There is free parking right next to the house.

If desired, a garage, with an additional parking space in front, can be rented for an extra 70 €.

The ancillary costs amount to 130 € and include, on a pro rata basis, property tax, street cleaning, sewage and waste disposal fees, building insurance, chimney sweep costs, common area electricity, and caretaker fees.

On top of the net cold rent of 680 € and the aforementioned ancillary costs, please also account for: your individual electricity consumption (approximately 90 €), heating and hot/cold water consumption (for showering, washing machine, etc.) (approximately 120 €), and your household insurance (around 3 €).

The providers bill these costs with you directly.

The figures given by the previous tenant are non-binding.

According to their information, the total monthly living cost was approximately 1023 €.

There are technical problems with Telekom. Cable connection contracts for internet, telephone, or TV must therefore be concluded with Vodafone, as they are the telecommunications provider in the building.

We require a rental deposit of 3 net cold rents. The tenant is responsible for a 50 € bank fee to open the deposit account, and the deposit, along with the first month's rent, is due in advance.

For the final processing of the apartment allocation, we expect from you:

- A current 100% positive Schufa self-disclosure

- Salary statements for the last 3 months

- An identity card with a copy for our records

Our building has 10 apartments, was built in 1983, and has been owned by the family for 35 years.

All residents are non-smokers. There are no pets in the building.

The apartments are accessed via a spacious staircase with extra-wide steps. There is no elevator.

In 10 to 15 minutes, you can reach the countryside or the water.

A nearby forest is reachable in 7 minutes.

Lippesee is a worthwhile destination with a 30-minute walk, or you can simply take the bus.

Various doctors are accessible on foot within 5 to 10 minutes, a larger bus stop is within 7 minutes, and the bus connection to Paderborn is 2 minutes away.

The Netto supermarket is 3 minutes away, REWE and ALDI are about 7 minutes away, and the train station is 10 minutes away. Churches can be reached on foot within 4 to 7 minutes. Schools are reachable in 7 to 12 minutes. There are three kindergartens, one of which is near the forest.
