From May 2026, our modern semi-detached low-energy house (KfW Efficiency House KNN) in Ostrhauderfehn, Langholt district, offers a 110-square-meter home. A ground-source heat pump combined with a photovoltaic system and storage ensures low energy costs. The energy performance certificate can be provided after the house is completed.
The basic rent is €11 per square meter. In addition, ancillary costs include a €100 heating cost advance and a €100 electricity advance. Other operating expenses are provisionally set at €80 until the actual costs are determined.
The security deposit amounts to three months’ net rent. It can also be provided in the form of a rental deposit insurance.
No rent increase during the first 5 years!
Electricity costs are billed directly between the tenant and the landlord. The electricity price per kWh will be 15% below the local network operator’s rate (the law only requires a 10% discount). The tenant does not have to pay a base fee. I would be happy to explain the tenant electricity model.
