The condominium is located above Velden. The building originally belonged to Pension Neff—which still stands next door—and was separated, completely renovated, and converted into five condominium apartments in the early 2000s. Afterwards, on the first upper floor of the building’s base, a prefabricated house company built two top-floor apartments. According to the apartment deed, the eastern apartment now for sale is supposed to have 170.20 m². An independent measurement of the rectangular floor plan yielded an approximate internal area of 13.8 m x 11.10 m, resulting in just over 153 m² (including the 17 m² balcony). After deducting the floor area taken up by the interior walls, the actual size of the apartment is likely closer to 150 m². Thanks to the ceiling height of over 3.50 m, the sloped roof has only a minor effect on the seating area and guest room. We acquired the apartment in 2018 as a holiday rental, although our sellers had originally purchased it as their primary residence in 2011. Like our predecessors, we later acquired another house in Austria—about two and a half years later—and moved our primary residence to Austria, so we now hardly ever need the apartment, which remains empty 95% of the year.

When we moved in, the floor was covered with gray tiles. With the exception of the bedroom and guest room, we replaced the flooring in 2023 with high-quality, low-maintenance brown laminate. In 2024, the balcony received new tiles. The apartment also features a central vacuum system. The kitchen (including refrigerator, dishwasher, stove, microwave, and extractor hood), which was taken over from the previous owners, has only been used by us for making coffee. The three south-facing roof windows are equipped with blinds. The balcony—with its radiant heater—can be shaded via a remote-controlled roller awning, while the large balcony windows with sliding doors are protected by an electric louvered blind. Finally, there is also a Swedish stove for the winter.
