Since I unfortunately cannot specify it any other way here, I would like to list the exact cost breakdown:
The rent of €909 includes all incidental costs (ultra-fast internet, street-sweeping service, insurance costs, garbage disposal, etc.). For gas, electricity, and water, you pay a monthly utility advance payment of €90; consumption will then be billed at regular intervals. This brings the total warm rent to €999.
Within walking distance, you will find shopping opportunities – everyday stores, the Cannstatter Carre, Bad Cannstatt station, the Wasen area, the stadium, and the Neckar River.
You can conveniently do your laundry in the basement with a coin-operated washing machine and dryer.
In front of the building, there are seating areas and a storage space for bicycles (even covered under the balcony).

One important note regarding handing over the apartment when moving out: We want everything to be perfectly clean for a new roommate. Therefore, your room will be professionally cleaned once the previous tenant moves out. Based on poor experiences with the cleanliness of shared apartments at move-out, we have agreed on the following: Your room and the communal areas must be handed over swept and tidied up. The cleaning service will then clean everything perfectly. A flat rate fee of €150 will be charged. This may sound harsh, but experience has shown that there are always people who do not know how to use a cleaning cloth, and the new tenant will definitely have a clean room.
The apartment is furnished and is therefore only rented out to non-smokers without pets.

The rent control (Mietpreisbremse) does not apply to this apartment as it is a first occupancy after the relevant cut-off date. According to § 556f sentence 1 of the German Civil Code (BGB), the rent control does not apply to apartments that were first used and rented after October 1, 2014. Since the apartment offered here was first occupied after that date, it is exempt from rent regulation.
