We are renting out, privately, a bright, sunlit, and well-proportioned 3-room apartment on the top floor of our well-maintained multi-family house. The building is located on a quiet side street in Paderborn, Schloß Neuhaus.

As the landlord family, we value harmony among the residents and in our mutual interactions. We want to maintain and continue the special community spirit we enjoy with the current tenants.

We maintain a good, often friendly contact with our tenants and are available by phone or WhatsApp to help promptly with any questions.

The apartment has a floor area of 76.12 sqm. Energy certificate Class A, dated 27.7.2022.

The daylight-filled living room features three large windows. In the bedroom, there are two windows, one of which is installed in the sloping roof.

The children's room has one roof window. Both the kitchen and the bathroom have one gable window each.

The apartment includes a bathroom with a separate bathtub and shower.

This lovely top-floor apartment is very bright and ideal for a small family, a young couple, or a single person seeking their own space.

Our apartment has been renovated extensively, and the laminate flooring in all rooms is new.

Included with the rental is a private storage room in the basement, plus a laundry and drying room that all tenants in the building share, as well as an additional bicycle cellar.

We prefer long-term rentals and expect quiet and tidy tenants with secure employment.

The rental is only available to non-smokers. Pets are not desired.

Free parking is available directly at the house.

On request, a garage, with an additional parking space in front, can be rented for 70 €.

The ancillary costs amount to 130 € and include a proportional share of property tax, street cleaning, sewage and waste fees, building insurance, chimney sweep costs, common electricity, and caretaker charges.

To the net cold rent of 694 € and the aforementioned ancillary costs, please add: your individual consumption for electricity 90 € (approx.), heating and hot/cold water consumption (showers, washing machine, etc.) 150 € (approx.), and your household insurance 3 € (approx.).

The providers bill these costs directly with you.

The details are non-binding and have been provided by the previous tenant.

According to them, the total monthly cost for living amounted to about 1067 €.

Due to technical problems with Telekom, cable connection contracts for internet, telephone, or TV must therefore be concluded with Vodafone, as the telecommunications provider in the building.

We require a rental deposit of 3 net cold rents. A bank fee of 50 € for opening the deposit account is to be borne by the tenant, and the deposit, together with the first month’s rent, is due in advance.

For the final processing of the apartment allocation, we expect from you:

- A current 100% positive Schufa self-disclosure

- Salary statements for the last 3 months

- A copy of your personal ID for our records

Our building has 10 apartments, was built in 1983, and has been owned by the same family for 35 years.

All residents are non-smokers. There are no pets in the building.

The apartments are accessible via a spacious staircase with extra wide steps. There is no elevator.

Lippesee is a worthwhile destination on a 30-minute walk, though you can also simply take the bus there.

Various doctors can be reached on foot in 5 to 10 minutes, a larger bus parking area is 7 minutes away, and the bus connection to Paderborn is 2 minutes.

You need 3 minutes to reach Netto, about 7 minutes to REWE and ALDI, the train station is 10 minutes away. Churches are within a 4 to 7-minute walk, and schools can be reached in 7 to 12 minutes. There are three kindergartens, one of which is near the forest.
