The overall condition of the house is very good; a new energy certificate is currently being prepared. However, a current gas invoice from October 2025 shows a significantly lower value (in the current year 9697 kWh per annum, as well as a lower value in the previous year period (14163 kWh per annum) and in the preceding years, which is also considerably below the average for a house with a 160 m² ground area.
In the most desirable part of Bergstedt, right at Alte Mühle, directly by the forest, with the Alster lying behind. Windows:
All wooden windows – the construction year is indicated on the floor plan by color. Red from 1996: still 3 windows are double-glazed and the front door. Green from 2008, triple-glazed. In addition, the north side of the living room and kitchen were renewed in 2012 (triple-glazed), as were the roof windows in 2016 (conversion of the new upper floor) and the last roof window as well as the light shaft in 2023 (conversion of the old upper floor).
Heating and Hot Water:
Gas condensing boiler technology with a stratified storage tank from 2008 (manufacturer Weishaupt). The heating is supported by solar collectors (2008) and the fireplace in the living room – meaning that in summer, the gas heating hardly runs at all as the sun completely warms the water storage. Similarly, the fireplace could allow one to do completely without gas and heat solely with solar/wood. The heating, as well as the shower and faucets, are supplied from the water storage.
Almost every room is equipped with underfloor heating or floor warming systems. Additional radiators are installed in some rooms – details available upon request.
Flooring:
All floors are genuine oak hardwood parquet, with only the two bathrooms tiled.
Kitchen:
Kitchen completely renewed in 2012 with an induction cooktop, oven, dishwasher (of a newer model year), a new extractor hood from 2023, and a granite worktop. The kitchen is by Alno.
Bathrooms:
