Various development options have been devised for new construction:

Option 1 – Property without physical subdivision

The offered property, plot 1053, is 3007 m² in size and, according to the “Volksdorf 43” development plan, is excellently suited for the construction of a high-quality villa, a semi-detached house, or a two-generation house.

Option 2 – Property with physical subdivision

Alternatively, there is the possibility of a physical subdivision into 3 parcels, yielding plot sizes ranging, for example, from 900 m² to 1167 m². These would be buildable with one semi-detached house and two single-family houses, along with an access road. A development proposal has been prepared for this purpose, which serves only as an example and can, of course, be modified according to the buyer’s requirements—both in terms of layout and plot sizes.

The development plan provides the following stipulations for this option:

For the street-facing parcel 19.1/19.2, buildable with a villa, semi-detached house, or two-generation house, the following applies:

  WRIIo = pure residential area,

  II = 2 full floors plus a pitched or stepped roof,

  o = open construction style.

On these areas, a buildable area of a total of 200 m² is permitted.

Construction of 2 residential units with at least 250 m² of living space each—that is, a total of at least 500 m² of living space—is conceivable.

For the rear parcels 19.3 and 19.4, each buildable with one single-family house, the following applies:

  WRIo = pure residential area,

  I = 1 full floor plus a pitched or stepped roof,

  o = open construction style.

A buildable area of 120 m² each, with one residential unit per parcel, is permitted.

For parcels 19.3 and 19.4, a single-family house with at least 220 m² of living space each would be possible.

With maximum utilization of the property, a living space of at least 940 m² is conceivable.

No pre-existing or construction encumbrances are registered, and there are no explosive remnants of war on the property.

No existing buildings.

These documents, as well as a tree inventory plan, survey plan, and the complete development proposal, are available upon request.
