The historic town of Oppenheim is located in the Mainz-Bingen district (Rhineland-Palatinate), nestled in the hilly Rheinhessen region between Mainz and Worms. As an important mid-sized center, the town offers an excellent quality of life with a historical flair (Katharina Church, Wine Museum) and modern infrastructure.

Wormser Straße is one of the main thoroughfares of Oppenheim, connecting the town center with the southern outskirts. The location is characterized by a mix of residential and commercial buildings. In the immediate vicinity, there are numerous everyday facilities. A training center of KVHS Mainz-Bingen is also located on Wormser Straße. Public transport: Oppenheim train station (with S-Bahn connections toward Mainz/Frankfurt and Worms/Mannheim) is within walking distance or just a few minutes by bicycle. The B9 runs not far from Wormser Straße, providing a direct connection to Mainz (approximately 20 minutes) and Worms (approximately 25 minutes). Public parking is available along Wormser Straße and the adjacent side streets. All seven residential units will be completely gutted and restored. Currently, two model apartments on the top floor can be viewed.
