The apartment is located directly above the Olympia shopping center (OEZ) with a side view stretching to the south all the way to the Alps (only on clear days). Two elevators provide direct access to the shopping center. With their shopping carts, you can transport your purchases directly into the apartment. The apartment is ideal for individuals and couples. A balcony (loggia) complements the spacious living area. Also included in the offer are a basement storage room and the entitlement to unlimited parking for one vehicle in the shopping center’s parking lots.
Coin-operated washing machines and dryers in excellent condition are available 24 hours a day on the top floor. The apartment on offer is located directly above the Olympia shopping center, which features approximately 130 shops, cafes, restaurants, and snack bars. Living there is a rare opportunity hardly found elsewhere in Munich. In the vicinity, there are major companies (Oracle, Huawei, O2, BMW, etc.), as well as discount stores (Lidl, Teegut, Orterer) and a medical center. There is ample access to public transportation: U-Bahn lines and many bus stops. Since the U-Bahn can be accessed through the open shopping center, one can reach the platform during shop opening hours without having to leave the building.
Recreational facilities are nearby, with the Olympia Park being a lovely area for leisure activities (swimming, gym, etc.) in both summer and winter. Since 2012, the apartment has been rented on short-term contracts (often extended for up to 3 years) and comes fully equipped, as is typical for holiday apartments. The tenants were generally professionals from around the world, students, interns, doctoral candidates, and job starters on probation. Accordingly, it was rented fully equipped including bedding, duvets, towels, home textiles, a fully stocked kitchen (including an internet flat rate with its own exclusively usable connection [Pyur 200]), printer/scanner, furniture safe (with space for standard laptops), TV and radio, BD player, etc. (according to preference).
Upon purchase, the buyer will receive this equipment as well as all the furniture shown in the photos (high-quality sofa bed, desk, chairs, kitchenette from Nobilia, curtains [2 sets], etc.). An inventory list with all included items is available upon request. Due to the step-free accessibility of the apartment, shops, and streets, the apartment is also very suitable for elderly individuals with physical limitations (walker/mobility aids).
Sale by private individual and commission-free directly from the owner (me). I do not rent commercially but as a private person and will gradually end my rental activities due to my age by selling my apartments. If you have any questions about the apartment, I am happy to help.
In recent years, the apartment was rented for 1,200 euros per month with a one-time cleaning fee of 160 euros, plus possibly a long-term parking card for 60 euros per month. If occupied by a second person, an additional charge of 100 euros per month was applied. The rental price included all costs except TV/broadcast fees. There was no additional billing for utilities with the tenants. There were never any missed rental payments and only minimal vacancy between tenant transitions.
