As an especially beautiful, romantic, comfortable, and detached country house set in a rural idyll, I am selling my well-maintained property. The original house was completely demolished a few years ago and, from 1985 to 1990, was entirely rebuilt using eco-friendly building materials, combining the original with modern elements, and equipped with underfloor heating and radiators. The demolition and reconstruction are documented in an interesting photo book. A new heat pump with gas heating support has recently been installed.
In the basement there is a converted utility room (with shower and toilet), a storage room, and a hobby room with real wood parquet – which was at times also used as an office – as well as the former oil room, now used as a storage closet.
On the ground floor you will find the dining/living room with an additional wood stove, kitchen, daylight bathroom, and a room with a separate exit to the garden.
The floor covering on the ground floor is fitted with terracotta tiles. In the attic there are living spaces, a bedroom with a quiet balcony in a purely south-facing, very sheltered location with a view of the enchanting garden, as well as a small children’s bedroom/office. The entire timber roof structure is exposed, creating an especially cozy atmosphere. The floor is covered with alder wood boards.
The approximately 720 m² slope site is located quietly at the edge of town in a cul-de-sac, nestled in a gently hilly landscape. The garden has been consciously kept natural and, with its secluded corners and spots, invites you to linger. The outdoor seating areas are arranged throughout the property so that it is possible to fully enjoy the sun.
There is a positively reviewed preliminary building inquiry for the construction of an additional house on the property, offering the possibility to tap into further potential. In addition, there is an (expired) building permit that confirms the development possibilities of the current residence.
When stating the living area, the hobby room in the basement was included. In part, it was recommended to develop an independent in-law apartment from the current daylight basement. All provided figures are estimates and are for illustration purposes only. The freshly installed heat pump may be relocated for aesthetic reasons. There is no monument protection.
