Thank you for your interest in my apartment. Please kindly read the following text in its entirety before getting in touch.
A 2-room apartment with kitchen and bathroom (2ZKB) featuring 60 m² of living space and a balcony is available for rent in the Irgenhöhe residential complex in 66119 SB-Schönbach.
Before contacting me, please verify – for example via Google Maps – whether the address “Irgenhöhe 30, 66119 Saarbrücken” is suitable for you as a place to live.
The apartment is located on the 4th floor (top floor) of a building that has an elevator, although it is not entirely barrier-free.
Included with the apartment is a parking space in an underground garage as well as a basement storage compartment, both of which are covered by the stated rental price.
Currently, the apartment is rented until the end of February but has already been completely cleared out. The tenant is willing to be released from the contract early.
Therefore, a move-in date can be arranged on short notice.
Due to its floor plan, the apartment is ideal for use by a single person or a couple. Single parents with one child – for whom the residential complex offers a playground – are also welcome.
The apartment is not suitable for a larger number of occupants. I kindly ask that you refrain from inquiries regarding this.
An image of the actual service charge statement for the apartment for the year 2024 is attached. In that year, the apartment was continuously occupied by one person, who used it only on weekdays.
The entire residential complex was converted in the summer of 2023 from an oil heating system to a combined heat and power plant.
Due to this conversion, it is likely that in 2026 you will have to conclude a separate supply contract with Energie Saar-Lor-Lux for the heating. In that case, the prepayment for heating costs to me will cease.
In addition, at your expense you will need to conclude a contract for electricity and, if desired, internet & TV. The apartment is equipped with both a cable outlet and a traditional telephone/DSL connection.
If you receive social benefits and housing allowance, please clarify in advance whether you are eligible to cover the costs at the specified amounts (520 € basic rent, 160 € prepayment for cold operating costs, 80 € for heating costs, and a 1,560 € security deposit).
The stated operating and heating costs are estimates meant as prepayments and will depend on your personal consumption behavior. Your prepayments will be settled in the following year.
An index-linked rental contract with a minimum lease term of 24 months is intended.
