We are renting out our detached, well-maintained "Lapponia" wooden house, freshly painted in Swedish red, with a garden where a family of up to four can find a new home.

The house was built in 2007 with Finnish polar pine. Its sandwich construction with an insulating core provides optimal thermal insulation and a great indoor climate. There is no other comparable building material with similar positive properties. The wood breathes, lives, helps balance the temperature, and represents a first-class ecological balance. The house features an infrared radiant heating system in the form of marble panels (electric-powered) that provide a very pleasant radiant heat without stirring up dust.

The spacious living room, which flows into an open kitchen and dining area, features floor-to-ceiling windows that allow plenty of natural light inside. The high-quality soapstone stove creates a truly cozy atmosphere in the winter.

At the rear of the house there is a bathroom (with an external window) equipped with a tiled, level-access shower and a bathtub. A spacious utility room with an additional guest WC is located next to the vestibule of the back entrance, opposite another bedroom.

A generous wooden staircase leads to the upper floor, where there are two more large bedrooms separated by a shared bathroom (with a shower and skylight) and a hallway. The front bedroom features a covered balcony.

A fully equipped fitted kitchen is available.

A beautiful, covered veranda at the front of the house invites you to relax.

The stated additional costs break down as follows:

• Approximately €225 per month for additional costs (water, waste disposal, property tax, insurance, etc.)

• Approximately €70 per month electricity cost payable to the landlords (electricity supplied from a photovoltaic system – kWh sold for 20 cents)

• Approximately €250 per month electricity cost payable to the power provider (depending on the individually chosen tariff and consumption)

Since the house is heated with electricity, separate heating costs cannot be itemized. They are included in the electricity costs.

Smoking is not permitted in the house.

The house is connected to the German Giganetz fiber-optic network. A corresponding fiber-optic internet plan can be taken out with German Giganetz.

An energy certificate is available (Class A).

It is located in a field-edge position on the outskirts of Büdesheim, about a 15-minute walk to the forest.

A farm shop, bakery, post office, and ATM are within walking distance.

Shopping facilities are available within a 2 km radius.
