The property has been partially maintained (the ground floor living areas and also the basement) and presents itself in an acceptable to good condition in those parts; the facade was painted about 4-5 years ago. The usable space is approximately 90 m² (including an anteroom), of which about 70 m² is living area (with sloping ceilings) and storage spaces below the slopes; there is no kitchen. The wallpaper and carpeting are old.
A high-quality conversion with a kitchen, possibly large dormer windows, a solar roof, etc. is certainly very feasible. A beautiful, very spacious, light-flooded main room with a wooden framework acting as a partial room divider is present (see photos).
The pool house (outbuilding approx. 47 m²), simply white-tiled and kept functional, includes a bathroom/WC. Both the building and the pool (3 x 7 m) are heated. The pool basin is watertight, although it has already been patched in about 4-5 places (see photos). The pool is equipped with a countercurrent system (approx. 15 years old) and an energy-saving rollable bubble wrap covering. It has not been used for about 6 years, and the water has been drained. Although there is a window front facing the garden, the glass sliding door is defective (presumably warped, so it does not close properly).
The house is ready for immediate occupation. The main apartment and the basement apartment are in good to acceptable condition, whereas the attic apartment is in a poorer state.
The house has the potential for very flexible use. Whether the house is used with an ancillary apartment for a large family, or if the basement apartment and the (then renovated) attic apartment are rented out – that is up to the buyer.
