The building is located on a quiet side street in Paderborn, Schloß Neuhaus.
The apartment features a bathroom with a separate bathtub and shower. The apartment's total area is 76.12 square meters. Energy certificate Class A as of July 27, 2022.
The daylight-filled living room has three large windows. The bedroom has two windows, one of which is set into the sloping roof. The child's room has one roof window. Both the kitchen and the bathroom each have one gable window.
This lovely top-floor apartment is very bright and ideally suited for a small family, a young couple, or an individual seeking a comfortable space to call home. Our apartment has been extensively renovated. The laminate flooring in all rooms is new.
Included with the apartment is a private storage room in the basement, as well as a shared laundry and drying room used by all tenants in the building, plus an additional bicycle storage room.
We prefer long-term rentals and expect quiet, tidy tenants with permanent employment.
Rental is only available to non-smokers. Pet ownership is not desired.
There is free parking available directly at the house.
If desired, a garage with an additional parking space in front of it can be rented for an extra €70.
The additional costs include a share of the property tax, street cleaning, wastewater and waste fees, building insurance, chimney sweep fees, common area electricity, and caretaker costs.
In addition to the net cold rent of €794 and the aforementioned additional costs of €150, please also add:
your individual electricity consumption €90 (approx.), heating and hot water €150 (approx.), and your household insurance €3 (approx.). The providers will bill these costs directly with you.

According to their figures, the total monthly living costs were approximately €1,190.
There are technical issues with Telekom. Cable connection contracts for internet, telephone, or TV must therefore be concluded with Vodafone, the telecommunications provider in the building.
We require a rental deposit of 3 net cold rents.
A bank fee of €50 for the deposit account opening is to be paid by the tenant, and the deposit is due in advance with the first rent payment.
For the final processing of the apartment allocation, we expect from you:
– a current 100% positive Schufa self-disclosure,
– salary statements for the last 3 months,
– an ID card along with a copy for our records.
Our building has 10 apartments, was built in 1983, and has been in the family’s possession for 35 years.
All residents are non-smokers. There are no pets in the building.
We maintain a good, often friendly relationship with our tenants and are always available to help.
We, as the landlord family, desire harmony among the residents and a spirit of mutual cooperation.
We wish to maintain our special household peace with the new tenants.
