This is a building completed in 2023 – KfW 40 Plus – comprising a total of three residential units. It features an air-to-water heat pump with underfloor heating, which can also be used for cooling during the summer. A ventilation system with heat recovery is installed. The apartment is equipped with a KNX smart home system. It is located on the ground floor and offers a limited view of the mountains and the lake from the living room and the terrace. Both the terrace and the garden face south.

The entrance on the southern side of the building is used exclusively by this apartment. A lifting sliding door provides barrier-free access to the terrace with garden. The apartment is designed to be wheelchair-accessible with extra-wide doors (for full disability accessibility, special toilets and sinks would be necessary).

Outside, one can reach the private entrance of the house barrier-free from the parking space within about ten meters. Along the way, immediately to the left of the front door, there is a lockable door to the double garage, which includes a 6 m² storage room (for example, for bicycles or groceries). (The storage room is not included in the living area calculations.)

After the barrier-free front door with a peephole, you enter a vestibule with space for a small coat rack. From there, one passage leads to the windowless guest toilet, which is fitted with connections for a washing machine and dryer and has room for a utility cupboard. In another direction, a full-glass door leads into the living and dining room with an open kitchen, a large south-facing window front, integrated LED spotlights, and an LED ambient light strip.

On the north side, there is an office that could also serve as a second bedroom. In the middle is the bedroom, and on the right is the main bathroom equipped with a large roll-in shower, designed to facilitate showering with assistance from care personnel.

A number of car parking spaces can be rented in front of the house. For a limited period, a garage parking space can also be rented. Both the assigned parking space and the optional garage space are equipped with an EV charging station, allowing charging via the household electricity supply at up to 11 kW.

Service charges that are legally allocable will be settled separately. The costs for electricity and the amount of cold water you use in the apartment are not included in the service charges.

The fitted kitchen is included.

The existing home WLAN network (Vodafone, 100 Mbit) can be shared for an additional monthly fee of 10 Euros if desired, or you can arrange for your own connection.

It is expected that the tenant will be responsible for the maintenance and watering of their own garden and lawn. However, this could be arranged differently upon consultation. In the summer, a connection in the garden to the house’s water system utilizing the rainwater cistern will be available.

The house is situated in a quiet location at the end of a private road. There are no public streets or footpaths adjacent to the property. The apartment is located 200 meters (in a straight line) from Lake Constance, and the Bommer shopping center (Kaufland) is less than 100 meters away.

On the two floors above the apartment is the homeowner’s residence, which has its own separate entrance.

All floor coverings and wall finishes in the bathrooms are made of vinyl.
