• ACKERPFERDESTALL:
A conversion volume of 10,000 cubic meters; double-shell construction made of solid clay bricks with pre-faced field stone masonry—approved structurally and statically for up to 2,000 people. With 2 to 4 floors, it includes 2 large halls of 950 m² each, 2 ground-floor driveways paved with granite stones (featuring four roller shutters of 4 x 4 meters each!), and a huge, cathedral-like attic area with “French truss” construction. On the 1st floor, there are 4 guest rooms plus sanitary facilities; on the 2nd floor, there is one larger residential unit (over 200 m²), plus a loft in the attic (4th level), altogether providing about 3,800 m² of living and usable space!
Ideal as an art school/art fair, for concerts, (cultural) events of all kinds, for trade fairs/exhibitions, as a cinema, and much more.
• “TAUBENHAUS”:
A small, 2-story building in the inner courtyard of the estate, traditionally and popularly used as a café with outdoor seating (= “Dubenhus”) located next to a small pond. New landscaping and “observation terrace(s)” are planned.
In two further green OUTDOOR AREAS directly adjacent to the manor farm, to the north and south:
• “ALTE STELLMACHEREI”

4) BIOTOPE: A natural plot, not yet surveyed, with a grove and a small pond—directly adjoining the garden plot in the surrounding area—which could possibly be acquired by the municipality for renaturation…

PLANNED:
For structural, building-approval reasons and due to regulatory requirements, we are currently developing a comprehensive project and usage plan for all the existing buildings, rooms, and areas of the estate.
This plan is intended to cover both the concerns of monument preservation and the desired and possible future uses by the project and co-organizers, cooperation partners, and other providers.
Accordingly, from autumn 2025 until late summer 2026, everyone interested in usage and participation will have the opportunity to have their individual wishes and projects incorporated into the current planning!
Spatial additions: Two directly adjoining residential houses—each with its own natural or garden plot (one featuring a larger barn)—are planned for gradual acquisition.

NOTE:
The entire ensemble of the “Blücherhof” estate is under monument protection. Individual buildings are under the auspices of the “German Foundation for Monument Protection,” and the estate’s inner courtyard is designated as a “monumental area.”
Intended or additionally desired (and supported) by the project:
For all the already mentioned existing uses or as an expansion of our thematic focus “CULTURAL VENUE” for the region, project, and network, and given the extensive space and area offerings in the 10 existing properties (supplemented by up to 4 new buildings), we can envision the following additional uses that further enhance the ensemble character of the estate:
• “Assisted Living” / “Service Living”
(with appropriate peripheral services such as a doctor’s practice, physiotherapy, sauna, and bathing area, etc.)
• “ECO-CONSTRUCTION FORUM”:
An innovative offering, unique in the entire northeast of the country. Here, the owners of properties acquired for use, conversion, and renovation in the region and network can be introduced to and offered sustainable, ecological, and modern building and insulation techniques on site. For this purpose, either the existing halls (usable as trade fair or exhibition spaces) or the new construction area in the courtyard directly behind the Ackerpferdestall are available!
More details (including the possibility to realize this at another project-owned location featuring a 6,000 m² historic factory ensemble) are available upon request!
• Agricultural Academy:
Another thematic highlight for the project and the region could be a nature-oriented venue equipped with a guest house, seminar, exhibition, training, and communal rooms—similar to the estate—where the quiet, nature-friendly location and the large, green plots of the ensemble can be integrated into a usage concept embracing permaculture, terra preta, self-sufficiency, etc.
As for NEW CONSTRUCTIONS, in 2 OUTDOOR AREAS with separate locations and uses, it is possible to realize (see “Other!”):
1 RESIDENTIAL HOUSE (single-family/multi-family) for co-residents, event organizers, operators, or co-investors;
1 GUEST HOUSE for guests (for organizers’ in-house programs and project visitors, partly as long-term tenants);
1 Seminar and Event House for “organizer in-house programs” plus all activities of Project 7-E;
1 Greenhouse (orangerie) – at various locations.
