We are selling our beautiful, renovated farm located at the edge of the forest with a breathtaking view and absolute tranquility.

The residential building (a half-timbered house), built in 1893, has been lovingly and comprehensively renovated since 2013 and is sold furnished. Adjacent to the residential building, on one side, there is a large (lifestyle) stable with access to the pasture, and on the other side, a large barn with storage capacity for approximately 50 bales of hay, a tractor, a forklift, a trailer, and much more.

Inside the barn, we have converted the old cow stall into three horse stalls; two of these are very large and can accommodate two horses each or be used as turnout boxes. Adjoining the barn is a workshop and an additional room that can be used for storage.

From the stable, you have access to the adjoining 1.5-hectare pasture, which is divided into four separate fields. Behind the barn, there is a riding arena of 15 x 15 m, enclosed with fence panels.

From the pastures, there is access to two paved paddocks featuring shelters and hay racks. The ground under the paddocks has been gravelled, on which paddock plates were laid and filled with sand. One paddock is approximately 125 m², and the other is about 100 m². Between the riding arena and the paddocks/pastures lies our forest garden, where various fruit trees are planted (including an old apple tree, an old pear tree, medlars, cherries, plums, sweet chestnuts, and much more) as well as our glasshouse and raised beds for vegetable growing. Our chickens also reside in the forest garden in a 9 m² chicken coop with a large run, along with our rabbits in a spacious enclosure.

Within approximately 250 meters, there are three more pastures; two of them are fenced with a wooden fence and wire and feature shelters with paddock plates and hay racks. The total property area is about 5.5 hectares, which also includes a small portion of forest.

Additionally, 3.3 hectares of pasture can be leased long-term from the current owner.

The farm is the last one in a small village with about 60 inhabitants, located at the edge of the Soonwald forest and the Nahe Wine Road. It is situated idyllically on a hill with a gorgeous, panoramic view.

The area is popular for hiking and cycling. From the farm, you can immediately start horseback riding through forests and fields.

The roads are paved and accessible even in winter. The village is connected to public transport, and school buses run both to the nearby primary school and to secondary schools. In the nearest larger town (5 km away), all shopping facilities (Aldi, Rossmann, Lidl, Edeka, REWE, Tedi, etc.), doctors, schools, a train station, a swimming pool, and everything else you need for daily life can be found.

The equipment is upscale.

In December 2022, a new, high-quality branded kitchen was installed with top-of-the-line appliances (a Liebherr Bio-Fresh refrigerator, a Bosch dishwasher, a large Neff Ceran cooktop, and a Gaggenau oven). The highlight of the kitchen is a wood-fired stove from Pertinger (Ökoalpin 100), which provides wonderful warmth during the cold season while allowing for environmentally conscious cooking.

In 2023, a new wood pellet heating system (KWB Easyfire Clean Efficiency 2.0) valued at 50,000 euros was installed, along with a pellet storage facility for nearly 8 tons of wood pellets. On the ground floor, the entire flooring was redone; the hallway and kitchen are tiled, and the living/dining room received solid oak plank flooring, as did the four approximately 20 m² rooms on the first floor and the hallway.

In the garden, there is a high-quality, insulated sauna building from Butenas Holzbau (Outdoor Sauna Wicki) with a floor area of 9 m², including a small anteroom.
