We are selling our beautiful detached family house with an accessory apartment in Oberesslingen, located in a quiet area. It is ideal for a family with children.

The house comprises a main apartment of approximately 130 m² spread over the ground floor and the upper floor, as well as an accessory apartment in the basement of about 40 m² with its own entrance. The entrance to the main apartment is located at the rear of the house.

On the ground floor, you will find a bright living room, a dining room that provides access to the terrace on the west side, the kitchen (with a separate pantry), a guest room, and a toilet. A staircase leads to the upper floor, which houses three bedrooms, a bathroom with a bathtub and a shower, a small utility room, and a separate toilet. A staircase from the upper floor leads to the attic, which can be used for storage (note that there is no standing height).

The accessory apartment includes a spacious living/sleeping room, a small kitchen, and a bathroom with a shower. There is also access from the apartment to both the basement and the main apartment, which can be easily locked should you wish to rent out the accessory apartment. Additionally, on the basement level you will find the boiler room, an earth cellar, and a laundry room with its own entrance, which we use as a workshop/bicycle storage area.

We purchased the house in 2007 and began by insulating and re-roofing it. Gradually, we replaced the old wooden windows with plastic ones featuring double and triple glazing. Only a few wooden windows remain. The entrance door unit has also been renewed. In the upper floor, we changed the layout. There is now a bedroom on the east side with a small balcony and two cozy, bright rooms on the south side that are roughly equal in size. The bathrooms were redone in 2000; they are not very large, but they are functionally designed.

In 2000, the house was equipped for the first time with an oil central heating system featuring a 5000-liter earth tank in the garden (with a tank liner and leak warning system). The oil consumption is approximately 2000 to 3000 liters per year, tending toward the lower end as the winters are getting milder. Additionally, we had a fireplace installed in place of an old oil stove in the living room, providing a cozy spot during winter or transitional seasons.

In 2022/2023, damages to the facade were repaired and the house was repainted.

Noteworthy is the large and beautiful garden in front of and behind the house, which offers versatile usage. In a room next to the entrance of the accessory apartment, garden tools and similar items can be stored. The property also includes a single garage that is significantly wider than usual.

The house is situated in a quiet cul-de-sac, which is loosely built and green, thereby distinguishing it from the surrounding area with denser construction. Nevertheless, it is close to the city: grocery stores and doctors’ offices can be reached on foot in a maximum of 15 minutes. The city center of Esslingen is reachable by bicycle in 15 minutes. In addition, the bus stop is just a three-minute walk away, and schools of all levels are in the immediate vicinity.

There is no obligation for renovation under the Building Energy Act, as the roof is insulated, a low-temperature heating system has been installed, and the heating and hot water pipes in unheated areas are insulated.
