The listed residential building covers almost the entire property area. Access to the building and the basement is provided on foot at ground level from Waibstadter Straße, along the gable side toward the entrance. Through the left door you can reach the boiler room and the basement as well as the staircase leading to the residential area, which can also be accessed via the right door—the actual front door.
The city converted the former condominium ownership into full property ownership. In this context, the exterior wall of the residential building facing the neighboring garage was sealed off. As a result, it is currently not possible to enter the space behind the staircase on the ground floor. Measures for its use are therefore required by the buyer, taking into account monument protection and in consultation with the Lower Monument Protection Authority of the City of Sinsheim. The ground floor has not been used for residential purposes since then.
Via the staircase you reach the actual living area on the upper floor, on the top floor, and in the developed attic. The kitchen, bathroom, and living room are located on the upper floor.
The building, probably constructed in the 18th century in half-timbered style, was completely and massively renovated on the ground floor in the 19th century without undergoing any essential changes in its design. The preservation of the residential building is chiefly in the public interest for reasons of local history. The entire complex is considered a monument according to § 2 of the Monument Protection Act (cultural monument). Any work on this building requires a monument protection approval. The large district town of Sinsheim is located in the north of Baden-Württemberg, is part of the Rhein-Neckar district, and has around 37,000 inhabitants. The town is approximately 30 km from Heidelberg, about 50 km from Mannheim, and around 55 km from Ludwigshafen.
Sinsheim is connected to the surrounding areas via federal roads B39, B45, and B292, and the A6 motorway towards Mannheim and Heilbronn. The town lies on the railway lines Heidelberg – Sinsheim – Heilbronn as well as Sinsheim – Eppingen – Karlsruhe, is connected to the S-Bahn, and has a bus network.
The property is located in the Hoffenheim district. In the immediate vicinity there are mostly residential buildings with numerous ancillary structures such as garages, sheds, and barns, as well as mixed-use buildings.
The district of Hoffenheim is located to the northwest of the town center. The distance to Sinsheim City Hall is about 4.5 km and to the Sinsheim motorway junction about 4.1 km. In addition to bus stops, you will also reach the local S-Bahn connection after 400 m.
There is no development plan for the property. The planning regulations must therefore be assessed under § 34 BauGB.
Excerpt from the soil protection and contaminated sites registry (BAK) dated November 5, 2021:
“… The aforementioned property is not listed in the soil protection and contaminated sites registry. Therefore, based on current knowledge, there is no suspicion of contamination on the property…”
The building’s equipment can be described as basic. In its current state, usage or even renting out of the residential areas is not possible. The residential building has been empty for many years. The rooms and technical systems do not meet the requirements for habitability. The oil central heating system is out of service. It is assumed that it cannot be repaired. Apparently, wood was also used for heating in the past; again it must be assumed that this is no longer permissible.
Due to years of vacancy, the overall condition of the property has further deteriorated. It shows significant signs of wear and age-related deficiencies typical of its construction period. There are damages as well as in some cases severe moisture issues, with visible weathering, cracks, and plaster losses. The basement walls exhibit moisture damage due to structural reasons. The ceiling of the upper floor is partially collapsed. The half-timbered wood is locally rotten, infested with worms, and unstable in parts. A fungal infestation of the timber cannot be ruled out due to persistent water ingress. A replacement of load-bearing beams is urgently indicated. The roof covering is outdated and requires renewal. The implemented safety measures only serve to avert immediate danger. Basic renovation work is required for the building.

Sales Conditions:
The sale is planned to take place through a bidding process, subject to the approval of the governing bodies. The highest bidder will be awarded the contract after the completion of the approval process. The deadline for submitting bids will be announced later and is planned for the first quarter of 2026. The minimum bid is €10,000.00.
As an additional condition upon sale, the city stipulates the following clause, which is to be fixed in the purchase contract and secured by a re-acquisition note in favor of the City of Sinsheim in the land register:
“Establishment of habitability within 5 years after acquisition.”
The city reserves the right to terminate the bidding process prematurely.
Applicants who submit the highest bid will receive a confirmation from the city. At the same time, a reservation fee of €500.00 will be due within ten days after a written request by the city. The timely receipt of this fee in the city’s bank account is decisive for its consideration. Only then will the bid be bindingly considered. This fee will be credited toward the purchase price upon the execution of the purchase contract. If no purchase contract is concluded within a period of eight weeks for reasons attributable to the buyer, the property will revert to the city. The reservation will become void. In this case, the reservation fee will not be refunded but will be retained to cover the incurred administrative expenses.
